I am somewhat ambivalent to guest house accommodation who will not offer any adverse comments here. It confirmed that I dont like the in house experience compared to a hotel. The property were very welcoming and the basement room clean and tidy and comfortable enough with a good shower and tea/coffee provided. There is of course no city view from a basement room unless you count feet walking by on the pavement. The description did specify a city view. It is a good location close to Shandwick place/Haymarket/West End and it provided the peace and quiet I needed for one night. I will return to using hotels again where I feel less of an intrusion into family life.
I would prefer to be in control of room temperature as in a hotel room and was surprised to be asked on check in to tell the owner if I wanted heating switched on. November in stormy Edinburgh can bring variable temperatures and I could not predict how cold the room might get below street level. Not a problem I would deduct marks for but a discouragement to me.

The room was lovely, welcoming, very quiet and quaint with a beautiful view. Lucas was very helpful and friendly and his restaurant recommendations were spot on. The location is perfect and within easy walking distance of major attractions in Edinburgh.
My bed mattress was slightly uncomfortable and the bathroom was a bit cold. But we would stay there again in a heartbeat, and would have stayed an additional night if our room had been available.

The location was walkable to the Old Town and also close to a tram stop. It was in a pretty neighborhood. The room was spacious.
There wasn't much air circulation, so our raincoats stayed damp overnight one night when it was raining outside.
