Nice size room with bed and table and chairs, weather was lovely, so it was great to have the balcony that you could look out on, but not a seating area. Breakfast was lovely, fresh fruit and yoghurt then a good choice of warm options, full English and poached eggs, avocado and toast. The shower was warm. Tea and coffee making facilities.
Slow drain on shower, so had to have the quickest shower ever. Only offered 1 slice of toast per person, feels a bit tight with how much the cost was. The biscuits left with the tea and coffee facilities were soft.

Location was great. Lovely staff. I was trying to save money this trip and breakfast was included. Normally I don't bother and just go out but this time round I opted to eat the food in the hotel. Really nice. Really flexible with their menu. Good quality grub and very relaxed atmosphere. Nice start to the day.
A key was included to a shared bathroom which was next to the general bathroom. The general bathroom was much nicer. I just used that instead. I would have preferred that as the included bathroom than the one that came with the room.

The owner is kind and friendly. The location is also great. The room was clean and well kept.
If you leave the window open at night you get a bit of noise from outside. No air conditioning or fan available in the room.

The location is perfect. Walking distance to the seaside and many attractions, restaurants, etc. The staff were friendly and so helpful. When our ride canceled, John went out of his way to help us get another.
There is no air conditioning. The window in our room provided a breeze that kept us comfortable. There was a fan in the room, but it wasn't very effective.

The location is excellent - close to the beach, restaurants, shops, and major sights. The staff is very friendly and helpful. The breakfast was really good and of excellent quality.
The only thing that drops the rating is the small and uncomfortable bed.

Large, spacious rooms and super comfy beds and had sea view.
It's no fault of the B&B but there is a park opposite, a group of adolescents were shouting at the top of their lungs, very aggressively for hours. This then set a dog off barking so was very difficult to relax and fall asleep. I only stayed one night and didn't stay in the room for an overly long period of time, but if you have difficulties with walking be sure to request a room on the ground floor. Water pressure was poor and very slow in the shower.

Nothing! We had to go to the very top room , but the picture showed a different room ground floor when we booked, but soon as he saw I'm just with a child and a dog , he sent us right to the moon to too floor a tiny room, took ages to get up there specially with a bad knee and luggage.
Not being honest, as I book a lot of hotels, and all have the pictures of the room available, but they told me it doesn't work that way. Basically pick and choose attitude.

I liked it's location as was near to local facilities and hostelries in Kemptown. Easy check in and clean and quiet room. Exceptional breakfast and friendly staff.

We booked to stay here at the last minute and stayed in the triple room. The owner was very friendly and accommodating and made us feel welcome. The room was compact, clean and had everything we needed, including nice toiletries. My son was happy to be able to see views of the sea from the window as well. Location was great and easy to get to. We would definitely stay here again.
