Fair
Staff were helpful and friendly. Good central location. Decor of communal rooms very nice
Next door to a very busy beer garden which closed very late, poor sound insulation. When I did finally get to sleep was woken by fight outside at 4am, which isn't fault of hotel but wouldn't have been a problem with better sound proof windows. The decor was a little tatty in room. Very open plan, the toilet and shower had glass doors with no door to separate bathroom, not ideal when sharing with my daughter

Very Good
The location is perfect. Close to The Laines and a short walk to the seafront. Rooms are clean and comfortable. Check out is at midday and breakfast/brunch is served into the afternoon.
The bar doesn't seem to be open much. We returned to the hotel at 10 ish hoping for a nightcap but it was already shut and this was a Saturday evening.

Disappointing
The hotel was friendly and the rooms were nicely designed, not your normal chain hotel style. The price was reasonable for the location. The room was clean.
Building work was being carried out on the building meaning due to the extremely loud drilling and hammering etc noise, the room was virtually unusable during the day. We were not informed this would be going on when we booked the room. If we had known we would not have booked as I have to sleep regularly throughout the day due to illness.

The staff were very friendly, the location was great, the room was clean.
The fact that the bathroom could be viewed from the room without anything blocking the view. Even for couples, this didn’t seem right at all. I personally hadn’t ever seen anything like that before.

Pleasant
Great designed, large rooms. Very central and easy to access from train station. The room had coffee and tea which I really appreciated. Staff was helpful and kind.
The rooms are not cleaned daily. When I asked about it I was told that they clean it every 3 days. My room was missing some amenities such as iron, iron board or any other hygiene products. There were no instructions in my room, not even do not disturb cards to hang to the door. No room service is available. There is some information on the TV which I don't find very accessible. There are no phones you can only use WhatsApp to communicate with the hotel team which also not very accessible or easy/quick to contact them. Compared to the prices of some other hotels, I would expect a decent room service at least but tesco across the hotel is your best friend.

Wonderful
The hotel was great and the location in the north lanes was unbelievably convenient. Pretty design overall. Highly recommended, I'd stay again.
Perhaps the pillows were a little hard and there was a little construction noise — I assume the latter may not have to do with the hotel. Nothing too major.
