Convenient location, right in front of the Pavillion. The room was great, we appreciated that there were coffee sticks-milk-tea etc. Has a fridge and a microwave.
It would help if it had a reception (for example luggage storage if you arrive early). Also it needs a handy man to do a fixing session for some small issues

The space was really roomy...6 beds (there was only 2 of us). Microwave and fridge and kettle were available. I was accommodated w ear plugs and didn't understand why at first.
There was an ant problem. Ants all on the counter until there was trash then they migrated to there. There was construction going on outside (not the kipps fault) and housekeeping broke my sleep bc they weren't informed of my late check out-which was offered bc I got locked IN my room upon checking in. Maintenance was called, lock had to be readjusted.

The room was clean and with a sofa/settee for two which was a nice touch. There is local information in the corridor and some games as well, so some nice little touches here and there. Extremely handy location, near the beach and next to the centre of town.
The two negatives are that 1 - there are only toilets and showers on the 3rd and fourth floors, so if you are on the 1st floor, as we were, you have to climb at least 2 flights of stairs to go to the toilet, and 2 - there isn't much sound insulation, but then again the hotel do helpfully provide free earplugs.

Close to the bus stop I wanted.
Water pressure very weak. Pigeons flying in the building due to open windows...not very sanitary. Broken shower head that owner tried to blame me for it...but it was broken from the start as it must have fallen before my arrival. Poor customer service oriented support...

The location of Kipps is excellent for enjoying the life and genuine joys of Brighton. You're right next to a beautiful set of park-like areas, the beach is just down the street, and there's TONS to do. Pretty easy place right next to you for being picked up by Ubers/taxis as well.
I felt very deceived by the pictures advertising Kipps. It is not a traditional hotel, the water pressure is AWFUL and no private toilet in your room. Also only narrow stairs to get up to your room, no lift/elevator to speak of and it feels like a hostel. If you're looking for a hotel stay, this is NOT the place for you.

It took a long time c 20-30 mins for the access codes to come.The room didn’t look like the photo, it was up many many steep stairs on a main road. Some very rough and sinister men seemed to be staying on the floor above, so I made the decision not to stay here

We couldn't access room details as although my current email address is showing as my registered email on booking . Com, details keep being sent to this email which was changed a long time ago and hasn'tbeen used in years. Its taken a while to recover this one. We couldn't raise anyone at the hotel by phone or email and ended up paying for other accommodation in the end.

We locked ourselves out of the room and the staff was quick to come and help us out
The shower was inside the room next to the bed so that was a bit weird, but at least there was that shower and two others available for us.
