The hosts were friendly and very welcoming. Put us at ease as soon as we met. They were helpful in providing information and directions to restaurants, etc. Breakfast was absolutely delicious - filling, cooked to order and well presented. There were also other choices/extras such as cereals, fruit juices, yoghurt and plant based milk. The room was small but had everything we needed e.g. tea and coffee making facilities, toiletries. There was also a little treat left in the room of a variety of chocolates, which I thought was so thoughtful. The bed was very comfortable so much so that I had the best sleep in a long while. The room was clean that everything looked brand new. Well impressed! Location was good and easy to get to.

We booked this Guesthouse due to its fantastic location. We found that the owners were amazing and very helpful. The property was extremely clean and our room was fabulous. Very comfortable bed. The breakfast which was cooked to order was really really good it filled us up until the evening and it was very well presented. We had an amazing stay thanks to Richard and Simon at the Guesthouse. We will be booking again on our next trip to Brighton Oh and they also recommended a pizza restaurant, 4 minutes walk away from the Guesthouse. Fabulous handmade pizza`s.

It's an absolutely charming place very close to the beach and all the main landmarks. The staff were exceptionally friendly and helpful. Richard and Simon, thank you very much for your care and most delicious breakfasts. Even though my room was not very big, I had everything I needed: a confortable bed, toiletries, tea and coffee facilities. One thing that I loved about the place was how much love was put into the place: beautiful pictures on the walls, small plates for used teabags, cosiness and style. Thank you very much!

The Garden room is beautiful - lots of space and a gorgeous courtyard garden all to ourselves. Breakfast very very good, big choice for a small place. Richard and Simon were friendly, helpful, kind, and just great. Coffee machine and fridge in room nice touches and unusual at this price point.
A bit more clothes storage, or somewhere to put suitcases, would be nice.

Richard and Simon were very welcoming. There was not one thing that you might need that was not in the room. Extra water, extra coffee pods, lots of chocolates, shower cap, cotton balls, makeup remover cloth, bath robes, the list goes on. We are so glad we stayed at Brightonwave on our last 2 nights in the UK. If we had stayed there for our first we would have been so disappointed in all our other accommodations, 12 in total, as nothing could compete. Plus Brightonwave was the only one that had a fridge that actually worked. Coming from Australia we want our drinks cold and our food preserved.
Nothing. The location was so good. Loved the vibe of Kemp Town. A short walk to the Pier, pubs, restaurants, shops etc. The boys even organised parking. Breakfast was lovely.

Warm welcome from the host. Spacious room, very clean with all facilities. Small bathroom but spotlessly clean, plenty of towels, even small details like make up removing flannel. Nice toiletries, hot and powerful shower. Beds and pillows exceptionally comfy, slept really well. Breakfast varied, nicely presented and plentiful. Very close to local shops, restaurants, pubs and clubs, 5 minute walk to beach and pier.

Very clean, great location, lovely breakfast. The owners are a delight, genuinely customer focussed and with some lovely touches.
We did book the.small.room which is fine, but the bathroom is also small, like really small with a sink too small to wash in. Apart from that, pretty much perfect.

Everything..Richard and Simon are charm,personified. The location is great,attention to detail exemplary and the breakfast (prizewinning)outstanding.Some very personal touches(makeup remover flannel fresh milk,fresh fruit etc)are added value.Thoroughly recommend. Reasonable prices,rooms pristine...room 8 even has a garden.Better than a lot of 5 star hotels.

Very welcoming, clean, well presented. Our room was beautiful with lovely little touches like fresh bottled water topped up each day and valentines chocolates. Simon and Richard were fantastic hosts and should be proud of Brightonwave. Breakfast was 10/10 a lovely start to our day thoroughly enjoyed by us both.
