Helen and Scott are such a helpful and friendly hosts. The room was clean, the location is perfect. Close to all main attractions and lots of small restorants around. It was really nice weekend.

There was no breakfast other than a fruit bowl and some biscuits.
It was dearer than the hotel I stayed in last year in Bournemouth, and there, a cooked breakfast was included.

The location was perfect. It was very close to beach front and the Univerity of Brighton. There were so many cafes and restaurants around it. The room was cleaned and the snacks were refresh. I also miss the voice of seagull in mornings.
It would be great to have a small filter coffee machine in the room :)

Fab location as only 5 mins from pier and beach.
Room was lovely and breakfast basket every day was a nice personal touch.
As it was an attic room it did get warm at nite bit a fan had been provided if required.

The location was perfect for us being central to Kemptown, which is a very inclusive part of Brighton. The guest house is close to a wide selection of cafes, bars and restaurants, but also within easy walking distance of the seafront, Lanes and main shopping area of the city.
The property was very smart and well maintained. Our room was spotlessly clean and towels and other hospitality items were regularly changed and replenished. The bed was also very comfy! Our hosts, Scott and Helen were so friendly and welcoming, and whenever we crossed paths, took time to chat and pass on top tips of places to visit during our stay. A well presented information folder was also available in the room full of other recommendations if needed.
We will certainly book again on our next visit, a lovely place to stay!

I have stayed here twice now and the couple running the guest house were incredibly polite and friendly, the room was cleaned daily while I was away and had a bowl with fruit and snacks that were refilled daily as well (this was very useful for leaving quickly in the morning)
The guest house was located a very short walk from the city centre but with plenty to do on the doorstep
Not much to say here so only nit picky stuff to mention,
If you are located on the too floor then the Internet access (which is provided for free) is a little unstable, the guest house has made attempts to improve this with a signal repeater but these tend to be a bit unreliable (if the guest house owners see this comment then I would recommend looking into repeaters that use the buildings wiring as network cabling as these tend to work a lot better and would be a cost effective upgrade to fix this issue or replace the network box with a higher spec one that would have the range to extend to the top floor)
One other small thing would be the light bulbs in the bathroom produced a lot of heat and replacing these with low heat LED bulbs might be a worth while upgrade to make this area more comfortable (again this is really nit picky here)

The location and staff couldn’t be beat. It’s extremely clean and the owners very friendly.
The parking isn’t the easiest in this area and the rooms are extremely bright.
