The bed was comfortable and the linen very clean and fresh. The room was a good size. The location was good and overnight parking in the street was free - as long as you could get a space.
The shower was difficult to use.

Located close to the city centre and many restaurants, cafes etc are just around the corner from the hotel. The staff are very lovely and welcoming, quiet rooms and very clean.

All the staff were fiendly & my suitcase was carried up to the 3rd floor, which was great as there's no lift.
The carpets are all in need of replacement.

The hotel is a bit run down but represents decent value for money in a reasonably convenient location close to the centre of Hove.
The man problem with the hotel is the minimal amount of off-street parking. There were no free spaces when we arrived and we ended up spending a lot on public parking in the nearby street.

Our room was in a quiet location in the hotel. The bed was comfortable, bedding clean. Good size wardrobe, drawers etc. The location in Hove was great for our needs and the area is very nice with lots of restaurants close by. Easy access to buses, every 12 minutes. Friendly staff on reception.
The plumbing in the hotel was quite loud and we could hear showers going on in other rooms. A sofa in our room looked very worn and old, as did the carpet and wood flooring in the bathroom, but for the price it was clean and quiet for 1 night.

The staff were helpful, kind and welcoming. The hotel is in an ideal location, close to the beach with lovely cafes and shops right nearby. The room was quiet, clean and spacious.
The room was sometimes very hot, and the shower had low pressure. We forgot to mention this to the staff until checkout, they said they would have assisted with the water pressure so maybe the issue could have been fixed.

Reception and cleaning staff were courteous and helpful, room was as a clean as it could be (aside from stains on carpet and sofa bed).
Bed was uncomfortable, could feel springs in mattress, non-smoking room, but corridor and room smelt heavily of stale tobacco smoke, windows could not be locked, slabs on steps in to building broken and tipped when you stepped on them, property in dire need of a full refurb.

The room rate was cheap
Hotel communal areas very tatty and run down and felt like being in a hostel. The room originally allocated was Ok but it and the corridor smelt badly of stale tobacco so we moved to another room which was not so nice but did not smell

Curtains had holes in them, some banging the two night we where there. Hotel stank and was really really warm. Water pressure was really weak in the taps and the shower didn’t work

The location was the only real positive.
The cleanliness was shocking. The smell of the drains was beyond awful and the heat of the room made this so hard to deal with. It kept getting worse. The hygiene was so poor, the whole place was run down. There was no lift so we had to walk 3 flights of stairs with a cigarette/sick smell around. The fans offered was so dirty we didn’t use them. The bathroom was filthy, see photos for the state of the shower. Although the staff were friendly, this was all we have to say positively.

The location is very good and only half an hour you will be in the city centre. Lovely little walk Many of cafes, restaurants around the corner and access to bus 1 mins away.
The staff were lovely and this is my third stay. Extremely quiet, pleasant rooms with WiFi and well priced.

Despite the dilapidation of the rest of the hotel our twin room was clean, spacious and comfortable. (Well, the bedroom at least; the bathroom was tiny and the shower so small you couldn't wash without brushing the sides).
Apart from at our initial check-in we didn't see a single member of staff during our two days stay. The tea/coffee facilities in the room were not replenished so we could only make a drink on the first day. The hotel decor was extremely run down (peeling wallpaper, stained paintwork, rucked and threadbare carpets, ..etc..) .... but at least it was clean. A one star hotel at best ... which would be fine if it was priced as such; but at nearly £150 a night it was extremely disappointing.
