Great location out of the town with parking which can be rare in Blackpool lovely big terrace in the apartment we booked will be great in the summer with all the views. Great breakfast and atmosphere lovely mum and son running the place who are so welcoming and friendly, we will return again.

The hotel is dated, the room was cold, hot water was temperamental, there was a big don't in the bedroom floor, you could hear every word that next door said and there were only two parking spaces for 17 rooms.,

No hot water for a shower in evening or morning,not alot of parking for guests,has to park on a side road.room felt cold,only one pillow each and no spare in the room,

The sea view, it was clean, the front of house lady was very nice and welcoming. The breakfast was good also.
Wifi not strong enough to reach the room we were in and not enough pillows.
