Location pretty good as right next to South Pier & a very good Wetherspoons.
Parking OK but very tight getting down the drive. If we had taken our normal family car it would not have gone through the gap.
The light switch did not work in the bathroom. We managed with the main light however it meant that the extract fan did not come on when showering.
On the Sunday water was coming through the ceiling of the family room we had booked for our grown up children. Apparently there was a plumber fixing the shower in the room above. No other twin room available. The water did stop.

Location
We were put in an attic type room, the young man who let us was pleasant and when he realised our ages said he might be able to allocate us a different room. We said it was okay as we are reasonably fit, but later realised the tv had no signal, the WiFi was intermittent and the bed was dreadful, we never slept for two nights, the bedding looked as if it had seen better days and so did the towels. Bath mat in toilet had stain on it, so we weren’t sure if it was clean or not. There is tea and coffee available but no breakfast, however Wetherspoon is just over the road so that wasn’t a problem. Room we were in was very small, we never saw anyone else while we were there and had to call the young man who let us in by phone if we needed anything, which I found was worrying in the case of an emergency.

The bed was comfortable
The double room is a double bed in a single room. Not enough space for 2 people. Bar was never open. Room not properly cleaned, can of hairspray from previous occupants behind bedside table.

It was close to where I needed to be on the south shore.
The room was not what I was shown on booking .com I booked because it showed a double room, single occupancy on 1st floor, what I got was a small double on 3rd floor, & the shower had no running hot water, the young man said he would get a plumber out to sort it, this did not happen at all , so on day 2 I asked if there was a vacant room with shower available I could use he said yes so on day 2 after travelling for 7hrs all the way from Portugal on day 1 I finally got my hot shower but still had to stay in the original room, day 3 shower still not fixed so had to use shower on floor below again

The room was small but functional and the hotel was pleasant. The hotel is brilliantly situated, about 100 yards behind The Velvet Coaster (Wetherspoons), ideal for the seafront, South Pier and Pleasure Beach. No breakfast but with many eateries near-bye that was ok. There is a bit of on street parking and a small car park (not suitable for cars wider than a super-mini) at the rear.
Despite having a bar and communal areas these hadn't been used for a long time. Some of the fittings were broken.

Nothing rooms were very small no breakfast included took them nearly 40 minutes to open the front door to us staff was not around to help we ran out of toilet roll and had to ask one of the other rooms if they had any couldn’t even use the kettle it stunk
