A very welcoming host who offered us tea on arrival. Breakfast was very good and offered all you would need. Now I have stayed there I would stay again.

I liked being offered coffee on arrival to the hotel. I also like the Breakfast arrangement of 'help your self' The room was fine and the parking area was good.

The breakfast is excellent. Lots of options; and very healthy ones too. Fresh fruit platters and bowls of fresh fruit, along with yogurts. There's also an assortment of smoothies to choose from. You can't fault the cooked breakfast buffet, and poached eggs are made to order if you want them. The staff here are lovely, and provide a brilliant welcome after your journey with a nice cup of tea (or coffee)! Very clean, warm and welcoming. It's far enough out of the centre of Blackpool to enjoy the peace and quite, but there's a tram stop opposite, so you can easily dip in and out as much or as little as you choose. Parking is quite easy even if the hotel carpark is full, as the sideroads are free. There are some lovely bars and restaurants in easy walking distance too.
The bathrooms are a little on the small size, but they're spotlessly clean, and it's still good value for money.

Reception area was well done, staff welcoming, able to park the car, very good choice for breakfast
The room looked old and tired. Heating only came on once on Friday night and then didn't work properly again. Bathroom was far too small and we are not tall ladies but struggled to sit on the loo with sliding door closed.
Bathroom window didn't close properly so was too cold in there. No adequate space to put toiletries or hang towels . Shower was either cold , too hot and not strong water power. Beds and pillows were not comfy. Two wardrobes in a corner so that when someone opened their door the other person had to squeeze past them and end of bed.

On arrival offered tea or coffee. Very friendly welcoming hosts. Room lovely and bed super comfortable. Had the best nights sleep Breakfast was lovely anything and everything lots of choice and plenty of it too. Beautiful decor and communal sitting Room very cozy and inviting Lovely garden to sit out. Would recommend and will certainly be back

As i have stayed hear before sue and tony are perfect hosts.Breakfast is first class location might not be for everyone but there is the tramstop right across from the hotel.
As i have said stayed hear before so i new what to expect.Best small independant hotel in my opinion.
