The size of room is great
The bathroom is awful! Tiny ..chipped paint..rusty shower seals and spilt lotion/smears on wall. Housekeeping didn't clean room until I asked the front desk at 3pm why they hadn't done it yet. They didn't empty bins either. I've stayed here over the years and it's gone down hill very badly. The front desk staff were so young and inexperienced- i didn't get offered a receipt when I paid. So much for paying for an upgrade to the deluxe room. :(

Brilliant Breakfast buffet. Great wholegrain sourdough for toasting. Fab coffee machine, offering decaf. Cooked breakfast options like eggs benedict very well executed by head chef John & team.

Hotel is clean, well equipped and nicely decorated. Rooms are very well sized - however note there is no air con in the standard double.
We originally booked a standard double the day before arriving. However, overnight, the price for the room had dropped and actually we could have got an upgrade for the same price if we booked on the day. We ended up paying a $5 upgrade fee as the basic room does not have aircon (!). Also, the hotel says it has parking - it does not. It has an agreement with a local car park (10 min walk away) for 18.50 for 24 hours from parking. There is nowhere to pull in to drop off your luggage which is also a problem.

Rooms, staff, bar. All excellent
The breakfast wasn’t great Felt like a chain breakfast. When in Belfast. You expect an Ulster Fry. Very much an English Breakfast which would be fine if done well. But it wasn’t great…the rest of our stay was 10/10
