Location, bed was comfy
The toilet seat wasn't clean on arrival.
There was noise in the corridor late in the night and I could hear people walking in the room above us.
The bath side panel was in need of repair and the shower dial came off in my hand.
I just expected high quality and didn't find it.

Location
I went in and a lady’s razor had been left on the cabinet in the room that I then had to dispose of. I was under pressure time wise as I had to link onto a work meeting and so I just had to bin it with a piece of loo roll. Unlike MM to be fair but the room must have been cleaned and so I couldn’t understand this

Great location, good sized room and bed, comfortable and clean, nice bar, good breakfast and brilliant staff.
It would have been good to have a gym but that’s the only minor improvement I’d make!

The room was okay. The bed was good and the size was good. We used one of the larger rooms. The bar is decent. The staff were good. It was pleasant enough. If you're looking for a hotel that is a bit above the Premier Inn, etc. level (nothing wrong with them) and is located in Belfast city centre, this is a decent choice. It is just not great value for money.
But what let it down was the poor lighting. It was really hard to see anything in the room. I understand that some places want to create a mood, and perhaps even a romantic or mysterious one, but they should also give customers the choice as to having a bright room (so they can see what they're doing) and then changing the lighting to suit the mood. The price was a bit steep for what one got.

Location was great and some of the staff were lovely. Early check in as room was ready.
1. Noise. We had no sleep due to the creaking and pacing from the room above. Sound proofing and WD 40 would have fixed that. Complained and the staff member on reception was very dismissive. 2. The room hadn’t been cleaned properly. Found peanuts on the floor near the bed. 3. The sky channels kept freezing and had to repeatedly turn television on and off to fix. 4. Breakfast not worth £23 pp. 5. The same staff vaping/smoking at the entrance every time we entered/exited - not an exaggeration.

Disappointing
Location is great, staff seem pretty friendly, and helpful when asked local questions.
Our room was very disappointing; the bathroom in particular was not clean in places (check the inside of the door!); there was black mould appearing around the bathtub, and the basin was cracked and chipped. I just didn't expect this sort of thing in a hotel which charge this much. Towels were cheap and nasty. Overall , the room felt like a down-market budget hotel.
