Wonderful hotel in very walkable area. I felt safe as a solo traveler. Room was good size. For breakfast there were great selections and yummy food. Front desk staff were really nice too! I would stay here again.

Very professional and helpful staff.Josh on reception was particularly helpful.The hotel was very clean throughout. Breakfast was well presented and plentiful.

Staff were very friendly and helpful. Ok bar and chill out area. The room was clean and an ok size. Location was ok but in a student area. Quite far from the city centre.
Quiet nosy at night as the doors bang. Not on the best street. Hotel pretty basic for the cost.

The drink prices too dear the breakfast wasnt great a very small selection of fruit the hot food was left out so was luke warm coukd have gad more selection of cereals too would have been better if food was cooked to.order really

When I arrived at the hotel I noticed that from the outside it appeared to be part of a 3-storey terrace of houses. After checking in I was surprised to be given a key to a room on the 6th floor, even though I could see only 3 floors on the outside. Stepping into the lift, trembling with excitement I pressed button 6. I concluded either the hotel is a Tardis, or I was about to be propelled through the roof of the hotel, Charlie and the Chocolate Factory style. Well the latter didn't happen, so I can only conclude the hotel is indeed a tardis. The doors opened, though the lift did try to confuse me by opening the door behind me, a sneaky trick.
More seriously I liked the location, plenty of places to eat nearby and as I came by public transport, Botanic station is only a 5 minute walk at most and the hotel is in a quiet road. It was warm during my stay so to find the hotel had air conditioning was a pleasant surprise too. The room was a good size, clean and comfortable. The breakfast was pretty good, but a shame there were no fried eggs. I can't really describe any hotel in Belfast as good value for money (why are hotels in Belfast so expensive?), but by the standards of Belfast it was a good price. Tea and coffee in the room and rooms were also serviced daily, which is good. Pizza available 24/7. I hope to come back.
I didn't find the staff overly friendly. I booked a twin room (don't really mind if it's a double or twin, I think twin was just the first room listed) but was telephoned on the day of my arrival to be asked, after I confirmed my booking, "Do you really need a twin room for 1 person?". Well I don't mind swapping to a double room and agreed to do so, but didn't really like the way I had been asked, given I had already booked and paid for the room by then. I didn't have breakfast every day but was advised when checking in I could pay the evening before and the price would be lower. So I did that on my last evening and it took the man on the reception desk well over 5 minutes to sort this out and eventually ask for payment which I made. Next morning I was told I wasn't on the list for breakfast so would have to pay. I said I will double check it when I check out shortly and pay again if the payment didn't go through. Sure enough when I checked on my banking app I saw that the payment had gone through (there was a payment for the correct amount dated the previous day) and when I went to check out the staff could then immediately see the payment they earlier thought I hadn't made on their screen, confirming I had already paid. So the process for booking breakfast could certainly be improved, as it didn't seem to work well and is time consuming.
A minor point, the bathroom is a sort of "modular" design in the corner of the room, it feels a bit like being in a caravan with a plastic floor, walls and ceiling. I found that if you flushed the toilet, no cold water would run to the shower until the toilet had re-filled. That meant I had to remember to wait until I'd showered to flush the toilet or the water would be too hot.
