Excellent location for both the city centre and the train station. Very friendly staff, decent breakfast offering. Safe and clean. Would happily stay here again, a good business choice.
The room I was in was not entirely soundproof (but my neighbours were relatively quiet so it was not a big issue). The hotel room was also a little jaded (though clean). Paint peeling on bathroom door, gurgling bathroom sink etc. But. overall, these were minor quibbles. A very functional room.

Great location, large & clean rooms. I was able to get a great sleep even though I'm not accustomed to the sun setting in 11 pm or so near the solstice. No noise from the outside. Breakfast was very British (if you're into beans, sausages, etc, that's for you. If you want a more balanced Mediterranean breakfast, well... Why are you in Belfast anyway?).
I had two issues with my room: no batteries in the electric safe and water running poorly in the shower head. I let the reception know of the problem right away. They kindly received it, but no help was sent to tackle these problems. It wasn't vital for me, so I didn't follow up. However, in hotels of similar quality, I tend to get such issues resolved in no time. Maybe an exceptional mistake on their part, I don't know.

Bar area and restaurant were nice. Lift security was good.
Our 3rd floor room looked out onto walls, we could see no daylight and had to have lights on at all times, which in mid June was ridiculous, there was virtually no natural light. It was a room for people with mobility issues, which we don’t have, so no idea why we were given that room!! It was also quite cold, I did tell the receptionist that we needed to be shown how to use the air con/heating but that fell on deaf ears. The bathroom had no heating whatsoever so we had permanently soggy towels as no heated towel rail and a freezing bathroom floor.

Room very dated. Carpet worn. Sink and toilet both had hairs in them from previous occupants.
