Interesting house. Easy walk to town
Black flakes in bathtub when having a bath, Probably coming from elderley waste pipe. Only two coffee capsules, one decaffeinated so basically only one cup of coffee for two guests. LONG queue and wait at checking in. Receptionist struggling to cope and irritable. No ramp at entrance to be able to wheel bag up. Hotel unpleasantly warm. No phone we could find in room. Garden poorly tended.

Great location, a 10-15 minute walk through historic gardens to the city centre (uphill on return!)
Facilities and standards of service left a lot to be desired and we were disappointed having booked a 5 star hotel to find mouldy tiles in our bathroom, a rotting bath panel and a stained toilet seat. Our room in itself was nice, bed comfortable, but one coffee pod and one small bottle of water between two people, and had to hunt for tea and a kettle (it's in a drawer in the cupboard under the TV for anyone wondering). Fridge didn't work, so pointless having.
We queued for 20 minutes to get into breakfast and no apology or thank you for waiting - another 15 mins to order breakfast and when it arrived another 20 mins later half of my vegetarian breakfast was missing as it was 'out of stock'. Tea and coffee served in dirty cups, had to ask for milk, no spoons for stirring. Had to ask for butter for our toast. Had to ask for salt. Others around us complaining of the wait time, cold food, wrong order brought to table twice - far from a positive experience and the restaurant manager was simply rude. After complaining we were offered a £10 refund each for the poor service (breakfast is £26 per person - absolutely not worth it).
Bar area in the evening well over priced and no drinks on draught.
We went to the spa, broken locks on the changing room door, mould around the pool edge and only a few indoor sunbeds that were stained and grubby, not exactly appealing to sit on. However, the treatment area was beautiful and we enjoyed a lovely massage, albeit quite expensive.
It's a shame as this is Bath's only 5 star hotel and it's far from it's 5 star rating - for a building of such stature and history it could really do with more TLC, more staff and far better hospitality.

That you have to pay for specialists breakfast like eggs Benedict after paying a lot of money to stay at the hotel with breakfasts included it was a little disappointing as the apparently award winning breakfast was not that good

The grandeur and setting of the property was impressive. Friendly staff. Drink selection and bar was great and friendly barman. Good room size, very comfy bed and very clean room and hotel areas.
Slightly tired in places. The hotel appeared to be short staffed. Lacking in a sense of arrival. No concierge when arrived / no staff at that particular point in time. Delays and limitations with the breakfast service and overhead similar issues being raised by other guests. Some of the staff (less senior) were difficult to engage with and not very attentive. Spa facilities were over used and it seemed that there were more day guests who took priority over hotel guests (could be wrong but that was impression I got)

If you’re looking for a breakfast experience that doubles as a patience training seminar, this is the place for you. We waited so long for someone to take our order, I’m pretty sure we could have learned how to cook it ourselves in the meantime. Then came the even longer wait for the food to arrive — by this point, hunger had evolved into a philosophical state. Toast? Don’t bother. It’s more of a mythical menu item here. On the rare occasions it did appear, it arrived cold, as if it had travelled from another time zone. If you enjoy waiting more than eating, you’ll love it here.

Rooms not really 5 star, very average at best, rooms need an upgrade and refurbishing. However still a pleasant experience.

Spa and Room where lovely. However, the room could be a bit cleaner, especially in the toilets.
The restaurant is awful. Even with the included breakfast, most of the food is behind a 6 pound charge. The selection of food is also lacking, and it takes forever to get your food. This was a disappointing breakfast experience, and due to that, we didn't want to visit it for dinner. I would avoid getting any food here. You can see other travellers have the same experience as the restaurant is a 3.0 on Google maps.

We had one of the suites and it was good overall, spacious and well appointed. We were celebrating our 20th wedding anniversary and all I asked for was completed to make this a special occasion. Bed was very comfy and large. Bathroom was excellent with roll top bath and separate shower. The staff were attentive, friendly and happy to help. Bath is only a 10/15 minute walk and is achievable for most people.
Overall the hotel is good, however there are some areas that could do with some attention, some of the detail work needs to be picked up. The spa again needs to be updated and is looking a bit tired. Breakfast quality was good, however we did have to wait for some time both mornings we were there to be seated. It seamed to be a be a bit chaotic and we found ourselves asking to basic things which should have been set up on the table.
