The room is quite big and the bathroom as well. The room has a view on the local pool that is quite nice and on the sea. The service is very good, room are cleaned daily or at your on pace accordingly to your needs. The location is tremendous, very close to the beach (less than 20 meters) and to the restaurant and beach facilities. The beach is one of the best in koh Samui, I can get very relaxed in this place. The place was take over in 2023 and I can see only improvements, the pool area was renovated and now it looks nicer, the fence was restored as ell so the Wi-Fi infrastructure was improved and the service is faster and more reliable. I was already in this place and I will be back when I will visit Koh Samui.

The bed was clean enough to sleep on. The pool looked decent but didnt use it. The shower all though crawling with ants was clean enough and not icky with mold and things, especially since the building is clearly old.
Quiet & close to beach & 711
Not many food options around. limited staff. first guy that checked me in wasnt very friendly warm nor very welcoming. I almost never care.enough but it was a huge unwelcoming feeling that stuck in my head.
ANTS, ANTS, ANTS ALL OVER THE BATHROOM & TV STANDS/COUNTER SPACE, SEWER FLYS IN THE BATHROOM. SPIDER IN THE BED.
The place is clearly old once you walk in, all furniture is falling apart. Bathroom mirror has lots of grey spots. The TV also didnt work properly. The AC is.right by the door around the corner from the.bed so it can take a while to cool down.
I was going to give a better rating but when I told the guy at check out about some of the issues his response was 'oh thats not good for me'. after telling him I sent messages about my issues on booking since there isnt a 24 hour front desk.
Then.the cleaning lady tried to blame me for ' breaking' the old worn down furniture. it was really a horrible ,experience and should be a lower rating but I always try my best to give very fair and accurate ratings.
Also not enough sockets for electrical lamps near bed plus charger. lamps just there for decoration

Good room size
Housekeeping needs improvement. The towels were stained as was my son bedding. They did change both promptly and apologise.
The beach is close but has no sunbeds.
Our room was not cleaned 2 days out of 7. The bedding and towels only changed once.
No card machine to pay the bill so had to use both bank cards to withdraw 750 which cost us 70 in ATM charges (not my bank but the actual ATM charges)
This was an expense unfair on us guests.

- The staff was great all around
- I really liked the pool
- Everything is clean and well maintained
- Very close to the beach and short walk to the main road
- The bed is really soft and there are 2 pillows for each which have different "hardness" so intended for you to find what is comfortable for you. For me it didn't work but I appreciate the thought put into it.
- The biggest problem is that the room was on the ground floor facing the pool. The other side of the room is next to what seems to me as a service corridor. Unfortunately there is no sound insulation in the room, so you can hear talking from the pool area very loud, as well as from the service corridor.

This hotel has a perfect location in Maenam. Its off a small side street which means its very quiet at night. Theres beach access just two minutes walking from the property. And from both the front and back of the building there are nice plots of forested land which means great sunsets and sunrises. Maenam Village proper is only about 5-10 minutes walking from the hotel and there you will find some excellent cafes that are open for the early risers as well as international restaurants and any kind of shop you could need. Maenam is also still a very Thai area of the island so along the main road youll have tons of authentic Thai food seasoned for Thai taste, not watered down and bland for the NO SPICY! farang. Theres a great Jok Muu shop for the best early morning Thai breakfast as well at 1baht Chinese donuts. The property itself was also fantastic. Theres a large swimming pool with lots of seating areas around and a covered dining area. The owner is very friendly, full of suggestions about the area, and check in is very smooth. The room itself is quite large for the price point. The bed and bedding are fantastic and theres all the things you need for a longer stay like a fridge, kettle etc. The bathroom is huge and theres a separate shower area instead of the classic Thai water closet style. And theres also a very large and comfortable balcony to relax and enjoy the views. I just stayed one night because its very close to the Lomprayah Pralarn Pier but plan on making it my new go too hotel and recommending it to friends and family. As long as he doesnt raise the prices then I wont even bother searching for other rooms.
No complaints at all. Id be happier if the room was cheaper but everyones gotta make money and these rates still work with my budget.

The description and the pictures at Booking.com are misleading. It says and shows there's a balcony, but in fact there's also a ground floor with several rooms with no balconies whatsoever. I guess if I stayed in one of the rooms on 2nd or 3rd floor, the review would have been different, but I got probably the worst room in the hotel, so it's what it is. There's a restaurant near the pool, and the view from the room was right over the tables, chairs and people there. My whole stay has been behind closed curtains due to this. It is noisy. The room has 3 doors, one is which you use to enter, the other is to the adjacent room, and the third one is in the back of the room. Two doors are locked, but all of them let the sound through just perfectly. So, from the entrance door you get the sounds of the TV, people speaking and laughing in the restaurant till up to 11pm. From the side door you hear your neighbours speaking, talking on the phone, coughing, having sex, etc, and from the back door you hear the staff speaking and making noise in the kitchen. Basically feels like living in the open. The room itself is quite damp, probably due to the lack of sunlight.

Hotel is fantastic. The new owner Yannick, his lovely hard working Wife and Marc the Manager do a great job in running this hotel.
I stayed 15-19th January in room 5 on the ground floor overlooking the lovely pool. The grounds are gardens are beautiful with a real clean, modern feel to the outside area.
The room was great, lovely big bed, air con, fridge, really good Wifi, flat screen TV and a safe.
Bathroom well equipped with great quality toiletries.
Amazing value for money at 143.00 for 4 nights room only in high season in Samui.
You can get a great English breakfast for 250 baht and eat at the side of the pool.
Very relaxed, easy going atmosphere. Yannick is always laughing and joking with the guests and is the happiest guy in Thailand.
I love this hotel and can highly recommend it.
There was sometimes a toilet/drain smell in the bathroom and the water took a long time to drain away after having a shower but this is very common in Thailand.
