An excellent hotel very close to the beach. My room was large and modern, with a nice view. The buffet breakfast (not included in my room rate) was very tasty and comprehensive as well as fairly priced, hence I had it every day. The large outdoor pool is not directly on the hotel property, but it's just two minutes walking away at the other end of the small street. Some good restaurants and shops are nearby and there are tons of options in the huge Market Village mall, just 5 mins walking away.
It's about 1.2 kilometers south of the town center and transportation options are limited (tuktuks always cost 100 bath, and while there are cheap songthaews circulating on the main road, they are relatively rare and may already be full).

Wonderful staff, modern bathroom. Nice pool.
The bed, two separate mattresses, was two different heights, though not by a lot.
The breakfast buffet was decent but the food, i guess by design, was cold. Though it was kept fresh.
The plastic chairs around the swimming pool weren't in the best shape.

The staff and owner were lovely and kind.
The location was convenient to the beach, shopping and public transportation.
The 3 rooms were well appointed, comfortable and my suite with the panoramic view of the sunrise over the sea was awe inspiring.
We will definitely be back.

A three minute walk to an excellent beach restaurant. Outstanding location for walkers. Roughly halfway between Kao Takiab and the Huan Hin fishing pier. No need for taxis or buses or Grab. Food, pharmacies, and ATMs all nearby, and plenty of eating establishments both large and small. Incredibly inexpensive for the location. The rooms are large, clean, and wonderfully well taken care of. That had a much nicer breakfast than a comparable hotel in Bangkok. Great staff that let me check in several hours early, and then let me check out a couple of hours late. I would not expect them to be able to do that during high season.
The view out my window and the lack of some amenities in this older hotel may frustrate some but it felt any negatives were vastly outweighed by the positives.

Very friendly staff, great breakfast buffet, many good restaurants a short walk away, quiet room with good air conditioning, very nice balcony with sea view. I stayed in 1606 on 6th floor and had a partial view of ocean and city.
Do not drive to the hotel as there is not parking. I had a compact rental car and I had to keep moving it at request of hotel because it was in danger of being hit on the very narrow, one way street in front of the hotel. Minor thing...I got up to the 6th floor and found no Wifi password ...reception hands out the little slips of paper to the guests at check in and staff forgot to give me the password......Why not just post log in information in the room?
