Nice quiet location, generally clean and tidy.
Due to it being low season, the bar or restaurant were not open on site, which would have been nice to know when we booked. This meant we had to venture off site for lunch and dinner, and we were not able to have a drink by the pool etc. The hotel while generally ok, was a bit tired and run down.

Close to the beach, big spacious room and swimming pool is a plus if you are not bothered going to the beach to swim. Close to 7-11 and restaurants. Quiet little part of Cha-am.
The property only offers breakfast despite of having a restaurant in the resort. Can’t buy drinks as well not sure why.

This was super convenient, very tidy hotel, interesting interior with a lot of white wood and ceramic elements, a great pool and fantastic value for money breakfast. (If you don't book it with your room then it's just 150 Baht per person.) So about the location: it's super convenient for us because it's exactly half way when driving from Chiang Mai to Koh Samui, and very quick to get in and out of. Also there are several nice restaurants and massage shops a short walk away. It's not a location for a beach holiday where you want to walk out of the hotel on to a pretty beach, but that's why we were going to Samui, you can't have that expectation for almost any mainland beach. (Although downtown Cha-Am by the beach is a bit better.) Overall it's a very convenient and well run hotel.
The beds could be a bit softer, but I slept very well regardless.

The air-conditioning in a room, can't adjust swing. Like it broken, they put it with nod forever. No free water inside our room. Credit card machine seems not be to fixed. Need to pay only cash.
