Exceptional
Amazing hotel with super friendly staff and great facilities. The pool is amazing. It's not in the right center of Lisbon, however it is super convenient to move around the city.

The hotel is at good location, just next to the train station. You can use it to go to the city center or to visit Sintra (a lot better option, than using a car).
Rooms are well isolated from the noise coming from the trains and low flying airplanes. As a bonus there is pool and private parking.
Parking payment is not standard and may easy lead to misunderstandings as the staff may not explain if not asked directly.
It is expected to be 12 euro per day, but is actually between 0 and 48 euro, so let me help with some tips:
There are actually 2 parkings - the free enter parking in front of the hotel is standard city zone and does not belong to the hotel. It paid from 9 to 19 in working days and you can stay there for only 2 hours. The hotel parking is up to 12 euro for a day, but counter resets if you take the car out, so 12 euro is not the limit.
If you are there for the weekend you can park for free in front of the hotel in the city zone. If you are there in the working days and you don't need the car, your best choice is the hotel parking - keep it there for 12 euro per day.
In case you need to use the car during the day, you should be smart. For example you may visit Cabo da Roca for the sunset, leave the car outside and put it in the hotel parking next day before 9. Avoid using their parking with multiple exits per day.

Good location, nice pool.
Unfortunately, the cleanliness of the hotel was extremely disappointing. The carpet in our room was visibly dirty, stained, and clearly in need of deep cleaning or replacement. The carpets throughout the hallways were in similarly poor condition, and there was also a very strong smell of cigarette smoke in the hallways.
The carpet in our room was so dirty that we did not feel comfortable walking barefoot and had to wear slippers at all times. I also have allergies, so we specifically asked the staff if the carpet could be removed from the room, but no solution or alternative was offered.
The bathroom was also not properly cleaned when we arrived, which added to the overall feeling that the room had not been maintained to an acceptable standard.
The staff was not particularly friendly or helpful when we raised our concerns, and there is no free parking available at the hotel.
Overall, although the location is convenient, the poor cleanliness and condition of the property significantly affected our stay. The rooms and common areas are in serious need of better cleaning and maintenance.

The property had a very nice pool, the rooms were clean and the restaurant served an amazing breakfast buffet for 12 Euro in the mornings

Cleanliness, beds and room are comfortable. Nice location, by the metro and "comboio" station and supermarket as well. Good restaurants and bars near by too.

Although small, the room was clean. I think they could do with modernising the bathroom, which would provide more space and comfort.
I preferred the breakfast and the cosy atmosphere of the bar
Sometimes, the bath towels looked a bit worn out (a bit old)

Pleasant
This accommodation was located conveniently next to public transportation (a short walk from the metro) and had all the essentials you would need for an overnight stay. It was also only a short drive from the airport.
As soon as I entered the bathroom for the first time I found hairs from other people in the shower/bath. The shower curtain was old and stained. The hygiene and cleanliness was below standard compared to the multiple other hotels I have stayed at in Europe. The staff were polite but not friendly. There was no kettle or complimentary tea in the room.
