Basic hotel, doaple walking distance to the railway station and metro.
Rooms air conditioner didn't really have an impact on the room temperature, though the machine did keep loud noise all the time.
We didn't have kettles in our room, so if you wanted example coffee in the morning, you needed to leave the hotel or pay for breakfast. Also, the room did not include iron for the clothes. These two things should be basic room equipment.

Dirty rug all over the place, dirty kettle, dark room, the electricity plug was far away from bed, window was hard to close, the outside doors were moving and waking me up from a slight wind from the window.

The room was quiet and clean. The hotel accommodated us with the requested walk-in shower (we are an older couple). There is a taxi stand just outside the main entrance, which is very convenient, and a short walk to the metro for those using public transportation. There is a restaurant next door, although they mostly service hamburgers. There is a very good bakery across the street.
There was a lot that can be better. When we arrived with luggage no one offered to help in any way, despite seeing us arrive and having a late arrival. When we were in our room we discovered the safe didn't lock properly. That was sorted after three days when Alexander took over. Our things were locked in the meantime, but we couldn't use a password or keycard to open it. We needed someone to come to the room with a key. Turned out to be a low battery and easy fix, but ut was supposedly checked twice before Alexander sorted the problem. The bar is okay but smaller than it looks in the pictures and the bartender is mostly absent. You need to walk over and either call out to get him to come from somewhere in the back or ask the desk to page him. He was friendly, but not around. And they ran out of Vinho Verde (unbelievable for Lisbon) and did not replace it the next day or the day after that. The breakfast is basic but serviceable. Nothing special but not bad. However, the dishes were often running low on food or there were no cups or the plates were out, etc. And one of the coffee machines was not working one morning which caused long queues. We discovered the hotel is used by charter companies which might be part of the problem. The cleaning of rooms is also odd. It seems they have several crews for this. One cleans the bathroom but doesn't do the beds or leave fresh towels. Another does the beds but doesn't apparently leave the towels, etc. We left the room each morning about 8.30 and when we returned in the late afternoon the room cleaning was only finished about half the time. We also had to wait in the lobby for a while on two of the days. So it's okay, but not great and certainly not good enough for the amount of money we paid -- about 1,300 euros for 8 nights. You can get much better accommodations for less in Lisbon. We chose it as a conference designated hotel, but in retrospect should have investigated further.

The location was good and the beds were comfortable.
We had a serious health and safety incident. When I closed the bathroom door (room 702), once inside, it was impossible to open it due to a broken mechanism. Thankfully, my partner hadn't left the room yet, and she alerted the receptionist, who managed to open it from the outside despite a stuck lock. Had I been alone, I'd be sitting there until the cleaning team came in the afternoon. If there happened to be a fire, I'd be dead. The lock was still not fixed when we left, and there was no apology or even a recognition of the seriousness of the situation by the hotel staff. For the rest of our stay, I just kept a towel on the floor to make sure I didn't close the bathroom door by accident. On a separate note, the room didn't have a kettle, which was disappointing.

It is well located (near the university and far from tourists)
There is no acoustic isolation AT ALL. At the first night, I was woke up with a very noisy Spanish group. I thought it was their fault. But the two other nights I was woke up with simple conversation of people in the room near me..

Bed comfort, cleaniness, and hotel location
No water heater in the room for making tea/coffee, which is really a negative remark for a 4-star hotel. On all 4-star hotels where I have been, this is amomg minimal requirements. Breakfast also requires some innovation (adding new items to the buffet). Lastly, I see the price a bit high.

Wonderful
Room on second floor was excellent with a small terrace. Beds were very comfy and a very good shower plus bath as well .. Small fridge in room was a bonus.
The bar could have been open earlier !
