The entire establishment lacks cleanliness, including the bathrooms and shared dining area.

The location was great. We could walk to Eat Street and many of the restaurant options when we weren’t cooking in.
The room was a joke. It was barely room enough for one person, let alone two adults (who were not a couple.) The beds could not be separated.
The bathroom was not cleaned well, the toilet needed a good scrub, and there was a clump of hair on our doorstep.
Our window was broken - we could not lock it - and there was no way to cool the room off (we were there at the end of May and the room was 25 degrees) and still have privacy from the foot traffic. When we did have it open, mozzies came in. We were offered a fan but it only dropped the temperature by one degree.
And I do believe my feet were bitten by bed bugs.

The location is very good in the city center and beds comfortable. Kitchen is very well structured with many facilities.
Toilets and bathrooms from ground floor were out of service and the top floor ones are very dirty, not cleaned often and the bad smell is very strong, trash can always full. Room is very small and there's no space for hanging clothes.

Advertising Option A 2 single beds or Option B 1 double bed Guy at the front desk said they don't have a Option B luckily I wasn't with my girlfriend otherwise be sleeping in separate false advertising That was VERY DISAPPOINTING

Disappointing
Rooms were nice with comfy beds and great privacy curtains. Common area too had a lot of space and a big kitchen. Good location, not too far a walk into Rotorua.
Bathrooms were disgusting. I left early due to it. Covered in mould yes but also just not cleaned, despite what the chart on the wall indicates. Even when they had been “cleaned” they looked gross. Seriously disappointing, as well as being a health hazard.
