Good size room, very comfortable beds, caring staff, great amenities, dining/bar etc
the Sulphur smell. This is not on the hotel, but we can even smell it from our rooms which dampened our stay.

Hotel location is near the lake and spa. Location was excellent for access to one of the spa's, see comment below related to the spa. Activities in the area are numerous, very suited to families. Enjoyed the gondola and luge outside of town. Redwood forests are an excellent diversion.
On arrival we noticed the sulfur smell from the hot water spa and lake that this location is known for. The odor was no too bad and we did get used to it. When the wind changed directions it was less an issue.

Staff were very friendly and helpful. Location is excellent.
Dated decor. Rooms stink due to location. Tapware worn out. Cleaning completely missed our room and on reminder left few towels without cleaning. Despite good price I won't be back.

We like staying at the Sudima. The location is good and nice to have the pool for the kids.
Our fridge wasn't working overnight and had to be replaced. Unfortunately we had to throw away all our food.

Staff were super lovely! Location was amazing! Heat pump in the room! Epic breakie!!
Unfortunately the pool was closed for planned maintenance and we weren't notified. Room was okay but mouldy along the windows of the ranchslider and the door. Room was just a bit dark n musty. Unfortunately it was also pretty noisy in the room we stayed as it was right by the reception so was woken up early with others loading shuttles etc. Overall it wasnt bad but it was very average.

Good location 10-15 min walk to eat street. We had a lake facing room with a view, which was a nice enough view despite the roof below uglying things up.
You really get that authentic Rotorua smell too being so close to the lake.
They have a pillow menu which is a nice touch and the slightly later checkout time is a nice thing to have. Makes it feel a little more boujie (as a Sudima should feel)
There were some things that made the stay not feel like it lived up to the price tag of a Sudima though.
The Alexa in the room wasn’t connected to the wifi so we just unplugged it so it would stop flashing since I got into the room fairly late and didn’t want to bother the staff since I didn’t even want to use it.
UHT milk was a bit of a lowlight for the price you pay to stay here, in the country of dairy cows to not have a little bottle of Lewis road milk was kind of crazy - even fresh anchor. TBH it would be a great to collab with a local dairy company like Kaipaki to show off how great NZ milk is to tourists instead of giving them disgusting box milk.
The noise from people in the hallways and other rooms was very audible due to the large cracks under the front doors which caused some disturbance in the morning. Paired with not the most comfy beds we slept alright but not amazingly.

Bed was not comfy, could hear everything your neighbours were saying in the hall way. Bathroom door SUPER loud with creaking, wouldn’t want to be busting in middle of the night

We had a room with a view of the lake, which looked lovely.
The sulphur smell at Rotorua was strong, but it seemed much stronger in our room than in the restaurant up the road. Sulphur has a rotten egg smell, which was quite unpleasant, but to be fair, we don't know if other accommodation sites have the same problem.
