Located close to town central and attraction meeting points. Comfortable beds, spacious apartment.
The water temperature in the shower was hard to adjust, either scalding hot or cold. Showers were a bit “scary” experience but we survived!

Wrong info given, unable to access apartments. Do apt unit info given in email. Had to call to finally get in, which is a problem if u are from overseas and without a local phone plan. Lucky there was another family trying to get in as well and they helped us.
No coffee provided. One of the sinks didn't work at all. Wifi was very sketchy. Didn't work most of the time. Tried contacting them and had zero response. Left a nice jacket there and was trying to get it back. No reply thru booking app contact link.

Neighbour was very loud and.noisy. Party didn't stop after midnight and heard people talking downstairs at 3am.

It had a roof.
Not sure if Booking.com is the issue or the facility. We expected a "motel/hotel", instead we got an airbnb style apartment, WITHOUT the airbnb commication system. We arrived there was NO signage. We tried calling the phone number - but recieved a message they do NOT take calls. A text message then arrived. After we found the place, a car was in the driveway. The "text message" didn't respond. So we knocked doors to get the car moved. From there on it was NOT our ideal solution. Bookimg.com IF you are going to get into Airbnb style accomindation - then you need to develop a better solution.

Great location. Tidy. clean. Heatpump in main room. quick response from host
There was no hotwater. We got there and the water was lukewarm after a couple of minutes it was icecold. Host told us the hot water cylinder was turned off due to plumber repair earlier that day and he ensured us it would heat up in a few hours. However the by next day there still was no hotwater.
il give credit for the host for letting us use another unit to shower. But really you should have let us move rooms. The other unit was down a long driveway and we had to walk in the dark and rain to shower.It was freezing in Rotorua. No good when you have little kids.
Also Dishwasher was broken. Could not park in garage due to some rule in the guestbook. Some lights in the entrance were not going so had to walk up and downstairs in the dark. Tv had netflix but it kept disconnecting. Master bedroom bed was too soft but thats personal opinion.
Ive never given a negative review but the hotwater thing was too big to ignore. If you knew there was no water and faulty devices in the unit you should have not let it be available to book. Fix things before trying to get money, and you should have let us stay in the other unit. But i feel you didn't because it was a bigger unit and worth more.

Really nice place, Garage parking for 1 car.
The host did not tell us which unit we were in. We just tried all the doors. Host did not return our call until the next day
Very expensive for 3, but can house 3 more, so I guess more economical for 6.
Tight entry driveway.

Location is great + access to garage for parking .
No sound proofing between upstairs and downstairs is a big negative . We would be reluctant to stay again due to this .

Our cars couldn't fit in either of the garages, too long so couldn't shut the garage door.
No powder for the dishwasher.
Some beds were not comfortable.
Dinning table was wobbly.
Blind in my bedroom was broken.
The whole place just needs a refresh.

Loved just about everything. Pretty awesme.
The noise of footsteps from the apartment above are really loud.
Cannot hear voices but people walking and running, bathroom water running/flushes is really load.
