Wonderful
Great location across the street from the rotorua lake and a short walking distance to Eat street. Friendly staff and hotel is well kept.
The Room was not ready at check-in time and had to wait 20 minutes for it. Room was not cleaned the first day and had to request to have it cleaned.

Check in. Help in arranging later checkout.
Carpet in room past it's use by date. I arranged a 1 hour later checkout for 12 o'clock for sleep in as I was doing nightshift that night. Cleaners knocked on door at 11.05. I had do not disturb thing on door as well.

Wonderful
Great location, close to the lake walk, eat street. The 4 thermal plunge pools, and cold plunge facilities were a nice way to end the day.
The breakfast selection was ok, nothing to rave about.
The cereal bowls were really shallow which my son said was odd.

Great location. Breakfast was good, good options for gluten free.
The furniture like beds need renewal, bed was uncomfortable, saggy.
The bathrooms are tired, grouting moldy, toilet and shower old and showing signs of that age.

The room was large and nicely appointed. There were electrical outlets on both sides of the bed. The view of the lake as fabulous. The bed was quite comfortable. Bathroom lighting was good.
First and foremost, the front desk staff neglected to answer our calls twice in anything near a reasonable amount of time. We called twice. The first time was to ask if they had neglected to put a floor lamp in our room. There was overhead lighting only in the entry and bathroom. There were spotlights at each side of the bed and one on the desk. The lighting in the room was entirely inadequate at night. The second call was because our room had not been made up. More urgently, though, our towels were on the floor and we needed new towels to get ready for an event. It took forever to reach a person at the front desk, then for them to have housekeeping deliver the towels. We did leave the hanger on the door letting them know they could make up the room. The hanger had some complicated message about us being out so the room is available. I suspect that staff confused it with the other complicated message that we love the room so much we're in it. Whatever the reason, the staff's timely responsiveness to guests was dismal. Finally, the room was long overdue for a refresh.

Well located. Staff were friendly. Bed was very comfortable. Fresh milk in the fridge was a nice touch and much appreciated.
The property is old and fittings and fixtures are worn. Even when clean, the bathroom looked dirty because the sink and bath surfaces are worn, the grout is stained, and the taps and shower head are tarnished. The lift has years of dirt in the door channels and the carpets in public areas are worn and threadbare. The pool was real disappointment. It's old and very small.
Parking cost extra for the public car park next door.
The venue hosts conferences and the small public areas were taken over by conference attendees, making the bar, lounge, and restaurant areas feel like you were intruding in someone else's business function. I wouldn't recommend it to holiday makers.

Wonderful
The location was great. Close to the lake, restaurants, shopping and public transportation. The room was a nice size and the beds were very comfortable.
There was a strong sulphur smell by the elevators (coming from the pool area) and we smelt it on and off in our room.
