Location is Great,
We Booked the hotel as we saw we can have hot spa and swimming pool there. but the hot spa it seems abandoned for years. and the swimming pool wroks but not clean enough.

Room location and view was pleasant. Layout was good.
Air con. not working, TV remote not working, ceiling fan unbalanced and looked unsafe to use. Smoke detector missing (this will be an OSH issue). A bedroom window security latch was broken, same bedroom wardrobe door was off its rail therefore uncloseable, living room sofa had 1 broken arm and other arms vinyl torn. No courtesy milk supplied at check in.

sandflies - no word of a lie thousands of them. dont leave light on otherwise you attract them to your room! they are everywhere at night. if you dont like bugs this is not the accom for you

Convenient location, comfortable beds, shabby but reasonably clean.
Extraordinarily rude owner.
Kitchen facilities minimal and many (from the list in the kitchen) not even there. Saucepans x2 tiny so inadequate for self catering for a family of 4. I requested bigger and was told this was all they have ever had.
Main light not working, half the cooker rings not working. When I told them the receptionist said they knew, but couldn’t fix because they have people staying, also that the faulty electrical connection would be perfectly safe.
The owner became abusive the folllowing morning and accused me of not knowing how a stove works! Looking at previous reviews this is not a new issue, they just can’t be bothered to to fix and put profit before customers comfort or safety.

Have been before and loved the surroundings and right on the lake.
Booked on line.walked in reception, the dust came out of mat inside door. Went to room #1 ,This room smelt very musty.A big water mark like something that had been cleaned up inside door.reception lady took a look felt carpet ,we were given room #3. seemed alot better ,settled in went to toilet ,had small poo mark under lid. washed hands, around taps have never been cleaned for sometime. not the usual Rotorua thermal stain. looked at shower, had a wooden duck board quite stained brown. moved this up and was discusting under. where shower doors opened was a build up of thick grime.Didnt complain, went to bed ,didnt have tea or breakfast or shower. Handed back keys in morning and left. This seriously is below average room. For a price of normal $168 dollars, not my booking . com discount it's discusting. Outside there was rubbish bin overflowing that obviously had been there for a while. Will never go back, shame as it's a great venue however needs a huge makeover. Sad really.

We stayed in a 2 bedroom lakefront apartment. Absolutely beautiful veiw, great parking would highly recommend, I wish we stayed longer to make use of the spa and we saw we could have hired kayaks, will definitely book again for a weekend stay.
There is nothing wrong I could point out with Cedarwood, but our neighbour's kept walking in and out of their room, which was annoying

Loved the lake scenery, loved the Jacuzzi and pool.
We were in unit 3, would rather have been in the unit beside the lake. Also 2 towels each would have been way better then 1 each.

Love the lakeside location, the view was amazing
The staff did not alert the guests to the no swim warning. Not very helpful in sorting out the TV issue. The furniture is also tired looking and worn out

Beautiful location and setting next to the lake with plenty of green space to go for a walk or kids to play. Clean rooms and good working kitchen easy to self cater.
Stayed at lake end room with three young kids, enough space and was a good location. Given location, price, setting, and clean state of rooms and bedding I would be happy to stay again.
Broken tired playground, trampoline and generally the grounds, gardens and pool area need a lot of TLC. Heaps of potential to be an amazing place, which I would encourage the owners to carry out.
Staff were rather transactional - I would suggest a bit of effort to exchange some conversation.

The property had a beautiful view
The trout flies are extreme, you can’t have any lights on at night with leaving anything open. The bedrooms are not well ventilated to accommodate this restriction.

Playground, pool facilities were appalling and unsafe for children. Pool wasnt warm at all and dirty. Weeds and moss everywhere and a cut down sharp tree stump sticking out. Kids really upset and disappointed. Should be removed from bookings

Rooms badly need updating. Not somewhere that I would go back to. This is advertised as a 4-star motel, very disappointing, and doesn't even warrant 1 star in my opinion.
