The views were amazing and affordable

We slept there.
Rude lazy owners/staff
Lawns upnkept, moss and mold all over the seats and play ground. Pool and spa mouldy and green. Area rusted and dangerous to walk on. Don't stay here.

The location is lovely but that’s where it ends I’m afraid.
The outside environment was unkempt, the hot tub was full of green mouldy water, the benches haven’t been sat on for years because they are covered in verdigris and the outside water tap was covered in cobwebs. One of the swings needs repair, in fact the advert and photos promise so much but in reality it is quite different.

Nice spot. just needs some maintenance, everything was not in a good state. Pool and spas were dirty, needs a good tidy up.

Good size self contained room with kitchenette.
Great location on lake shore.
Exterior gardens and lawn very run down.
Exteriors not clean. Cobwebs everywhere.
The main problem is Trout Flys, which are small insects which invade room when lights are on.
Rooms do not have flyscreens.

I liked the location as was close to Rotorua shops, restaurants and entertainment.
This property definitely did not look like how it’s advertised. The weeds we’re overgrown (even thorny berry bush vines covered the walkway of the pool), the lawns weren’t mowed, there were spider webs and spiders everywhere (especially in the pool and spa area), there were millions of flying bugs covering the windows at night that would fly inside if you opened the window, the spa and pool felt dirty to swim in, the doors were that rusted in the spa you couldn’t even open the door properly and the beds were so uncomfortable I couldn’t even sleep. I could go on but I won’t as so many examples of how dirty, unkempt and uncomfortable this property was to stay in but I would be writing for an hour. Never again. Definitely don’t recommend.
