Pleasant
The bubble jacuzzi bath is cool it was unexpected for the price. Parking is well managed. There is even a bench or a chair outside for those who wanted to have a cigarette break.
The linen on my bed is stained, and there is no AC. I have booked in advance for three unfortunately the big plates and cutlery are only for two adults.

It may have been all the rain but the room felt a bit damp otherwise we thoroughly enjoyed our stay.

The hot tub and location close to town
The untidiness and the noise from the people next to us. Fighting and load till early morning hours. No motel information in room for who to contact or any info.

Just the right size for 2, the spa bath was put to good use. Could park right outside the room.

Bed was ok
Shower needs to be updated because water was on the floor even with towel under. You can slip badly.
Too many insects children would get bitten.
Spa was ok but not nice and clean.
Needs air conditioning urgently. Carpet needs to come out tiles are better. Even after cleaning the carpet was very very sticky to walk on. Lastly reception was smelling so badly that you can vomit. Filthy

Accesible price, nice location.
The room looks a little dated and it smelt weird at times. It could be a little cleaner and drier too. There were leaks from the toilet and the kitchen sink took a while to drain

Excellent location and the owner very friendly.
We were in Rotorua for the Easter weekend with our kids. 6 adults and 3 children.
Rooms were excellent and comfortable.
Nothing!! We enjoyed our stay here and would definitely come back here.

a bit of upgrade on condition of bathroom would be great as dark stains on taps in basin and basin and shower and power points were marked and light bulbs missing
