Location was great, except when kids were getting dropped off/picked up for school. Everything was very clean and everything we needed was provided. We had a great view of the city. Laundry facilities were great.
Area not very walkable. Though the one restaurant in walking distance looked amazing, unfortunately it was all booked while we were there. One recommendation I would make to management is to put instructions on how to empty water from the dryer. It seemed like everyone was just making hot, wet clothes as the water tank was full.

Enjoyed being able to sit in a very comfortable living room and library with a beautiful view on the ground level. (Outside our room.)

Good
It was in a beautiful location, with gorgeous gardens and the rooms were really quite large and clean. The floor in the bathroom was heated.
The bathroom felt outdated. The toilet paper holder kept falling over.
The bed was quite soft and a little caved in in the middle

Pleasant
Interior
The receptionist was rather cold.
The water temperature fluctuates during showers, and the flow is very weak.

Wonderful
Lovely inside and out, with a dining room where we enjoyed a takeaway meal, and a couple of lounge rooms to relax in, or on the chairs on the deck overlooking the wonderful view over Christchurch, lovely room - clean, very comfortable and beautifully furnished/decorated, very quiet room and hotel - we didn't see another person during our stay! So close to the Sign of the Takahe, where we enjoyed morning tea. Easy parking and self check-in/check/out. Would enjoy to stay again :)

Very Good
Very nice old mansion with almost 100 years of history and nicely maintained in a very prestigious and calm neighborhood of Christchurch overviewing the city and Bay Area with a beautiful garden and salon inside. Very polite and attentive staff.
The twin beds were both a little short as well as the blanket.

Poor
Has the great view over the city
Zero service. No one at the reception. Make up the room almost means no make up, no bed sheets, towel, no trash take out, nothing!

Poor
Amazing view, plenty of living space with separate sitting room area. Large bedroom with plenty of wardrobe space. Shower was good. Nice gardens, outside areas.
This is meant to be a luxury Accommodation and has all the potential to be that but badly run. I have listed below what you would expect as a minimum for luxury accommodation:
General facilities/public areas
No reception for days (yet alone 24 hour). When we arrived, our key was left on a desk with our details and a credit card receipt (not even in an envelope). Anyone could have accessed the room and this could have also led to identity theft. You are advised to phone if you need anything but there is no phone on reception or in your room to use!!!! There was a bar but it was permanently closed and there was no restaurant. There was also no room service and if you required your room cleaning you had to notify them when you arrived (no reception and no phone issue again).
Room Facilities
We boked the Superior Suit with 2 x double beds (4 people) and found the room poorly stocked/equiped. The room had 1 mug, 1 tumbler, 2 wine glasses (not the same), 2 forks, 1 knife. Maintenance required to tap (kitchen area) loose (washing up liquid but no tea towel) and the unit door concealing the fridge also loose. TV had insufficient cable to swivel on its wall bracket and there was no comfy chairs to watch TV (had to move dining table and chairs to move the wingback chairs and side table in front of it to watch it. No TV channels/signal.
ALL the net curtains were sun rotted & full of holes and tears. The Bedroom curtain was off its hanger in the bedroom and a previous repair used a paperclip.
The carpet (very luxurious) had a 1 metre wide stain dunning 5 metres in length along the corridor from the lounge to bedroom (water damage). Only 1 bathroom (en-suite) but sleeps 4!!!
Bare cables hanging out of wall by 2nd bed & no bedside table. Wallpaper peeling at joins and light bulbs need replacing.
Cooking smells from private party permeated room. Party very noisy. Went to complain and lounge door closed in face.
