View, location, size of the room, layout of the room.
A very nice place, but not maintained and cleaned well enough. Also, beds are not exactly up to standard. Grounds maintenance and housekeeping should be improved. I enjoyed my stay at the price I paid. I will stay again, at the same price level. But if it gets expensive, will no longer be worth the partially-moulded shower tub with low water pressure. Sorry, but this is the truth.

I’m writing to express my deep disappointment with the condition of the property. It was extremely dirty and clearly has had zero maintenance for a long time.
Almost everything was not working:
• The air conditioner didn’t work at all.
• The bathroom wall was cracked.
• The shower was broken.
• The dishwasher wasn’t working.
• Even the water boiler had fungus inside.
Everything was dirty, very old—very, very old—and in terrible condition. This place needs serious maintenance.
I expected much better, and this experience has been unacceptable.

Water pressure, had no hot water for 2 days in the studio i booked. Dishwasher was broken. Queen bed and king bed are just two doubles put together that seperate.

I have stayed for many years at Urban Residence in Maastricht and now in Rotterdam. I like the properties because The rooms are very spacious at a top location. The amenities are very good
The furniture and bathroom are worn out. The bed missed the topper.
The people at the front desk are not very service minded.

Well have been going to this property for several years. It’s great location but the property is worn out.
The odor in the apartment . The sofa was somewhat worn. Fridge was not fresh. Wel all over rating worn out.

The location was perfect.
We were really excited to get there, but all of the instructions about parking and the check in wern’t comprehendible. Other than that the heating didn’t work, they sent someone to “fix” it and he just shut it down all together telling us that it’s going to work that way, of course it didn’t and it was freezing the whole two nights we were there!!!
the room was dirty !! Especially the bathroom !! There was a dirty hand print on the heater and it was disgusting.
Don’t recommend it.

The studio had an amazing view, it was very clean and tidy. Kitchen had everything that's needed.
The only downsides that I had were the beds weren't a double they were 2 single beds together and they kept on separating while in bed. The heating wasn't really working either but the staff did say they had people looking into it but it was the weekend when I was there. And this isn't really bad but the TV didn't have any smart functions so normal channels only.

I’ve stayed here often. I like the location and the size of the units.
It wasn’t clean. There was mold in the shower. Brown stains on the floor. The shower faucet came off in my hand. The closet door did not open (this was fixed by efficient staff). The bathroom itself had cracked paint, and the entry way linoleum was also cracked. This was my sixth stay, first in about 1.5 years. The quality had gone down dramatically and I won’t stay again.

Nice view, and spacious apt. Perfect location. Minimalistic and practical decor. Beds are comfortable.
Smelled like cigarettes smoke when we arrived. I’m traveling with children..had to air out the apt and buy candles to freshen up to space.
The cable doesn’t work. We couldn’t watch tv.
There are cracks in the bathroom linoleum.
The coffee maker doesn’t work.
There were no skillets to cook an egg.
The window in one of the rooms wouldn’t open via the electronic system, the other room was good.

Wide family suite at rotterdam centrum
The bed is twin bed, not double bed as expected , foud uncomfortable. The sower head can not be fixed properly to take a shower. Noisy, the sound of the nearby tram and some workers were working on a building roof beside us thus we couldn’t even enjoy the view

The apartment has a 24 hours front desk which is helpful. We arrived before the check in time and the lady at reception kindly arranged for an early check-in for us. The apartment is very spacious, clean and comfortable for the 4 of us. Location is good and view is great.
Our apartment is supposed to come with a washing machine but it was not there. We were only there 2 nights so they didn't have enough time to install one but they did offer us free token to use the washing machine in the basement.
Finally, upon check out we had to bring our rubbish down to the basement or you will be charged. It is just a personal thing for me. I always tidy up the apartment upon check out (even do the dishes or load the dishwasher) but to have to bring the rubbish down when rushing to check out is just annoying for me.

Location is the best. Walk 2mins to Albert Heijn supermarket.In middle of chain store shopping area with very many food options and Primark. 5-10 mins walk to Maritime museum, Markthal, shops all along the way. Tues,Sat 100 stalls by Markthal. 2 min to tram 4 min to subway. Excellent location. Tons of storage in apt. Very large closet next to bed. There are 3 areas you could store 4 large suitcases with ease. Lots of space. 9 drawers in kitchen cabinets. Dust on top though. The corner unit I had was very spacious with many good lighting options. windows all sides incl bathroom. blackout blinds. curtains were dirty. busy area, can hear the street but close patio doors its ok. whole bldg is vacation rentals.mirror i elevator cracked
Purports to be a high end serviced apartment but is let down by the dirty and unfixed hallways including in the units. Supposedly being renoed in 2 mths and they say they know about defects. In that case they should have apologized at the beginning and offered compensation.Walls not washed since day one. Many obvious marks on walls not attended to as they happened, so the walls are really bad to look at and the floors need an immediate industrial scrub, twice. At the 6 day cleaning they get a rudimentary drive-by with a wet Swiffer but long-term stains and dirt are still there. Baseboards, tops of outlets etc not cleaned. The wrong flooring was used as it scratches easily and there are numerous scratches all over the flooring, including the common hallways, plus some big gouges in the floor.Some of the staff are not too friendly and the housekeeping never look you in the eye. My last hotel ALL the housekeeping, reception, breakfast, all said good morning. The vibe is not good here. It isn’t a hotel.Access to your room is at 3pm and not a second before. There is no way, no how to get into your room before then so be prepared to leave your luggage, with lots of other luggage, and have a plan to do something while you wait, because there is one sofa in a small area to sit at and that’s it. It’s not a proper hotel foyer. TV mostly Dutch channels. Large wooden table but no niceties like a tablecloth or placemats with the result that the wood is heat and water stained. Housekeeping delivers towels every 3 days and is in and out in 5 minutes. Kitchen towel, drying cloth and cloth for the sink. Bathroom only has 2 bath towels and 3 tiny hand towels. Too big to be washcloths but way too small to put over your head after shampooing your hair. 2 medium sized towels and 2 washcloths would be nice. Bed and bedding 6/10. thin mattress. NO FREEZER IN THE FRIDGE SO DON'T BE BUYING ICECREAM.Big balcony but no furniture.

The view is fantastic, the tall kitchen is nice.
The shower handle was impossible to operate, we always needed a small dry towel to help turning the big round handle to turn water on and off. Moreover, the water pressure was awful small, the knobs of the tub did not work at all, no water came out from there! This part is very bad but that’s all.
