Location.

I have stayed at this hotel two or three times before, but this time I found the general areas and the room to be quite poorly maintained; the walls were in bad condition and the floors cracked. Although we requested a double bed, the mattresses kept separating in the middle—it was as if two single beds had been pushed together. The hotel staff were good, and the location and view were fantastic, of course, but I won't be staying here again.

Friendly and helpful staff, nice to have a kitchen
Facilities are in bad shape. The apartment I was in smelled like a nursing home despite housekeeping coming and cleaning extra. The smell seemed to come from all of the furniture, but especially the mattresses and couch. The street below is incredibly noisy, but I felt I had to keep the door open for the smell.

The hotel itself is nice and you can’t beat the location. We purposefully paid extra and booked a suite room that included laundry machines in the room to make our stay easier for my large group. I was upset we arrived and entered our room to another family inside of it! We quickly exited and told the front desk and they said there was confusion so we had to wait for a new room assignment which did NOT have laundry machines. I am more upset with booking because they did nothing about us not having the accommodation we paid for. Yes there is laundry on site and the staff offered us coins for it for free as an apology and for having given us keys to a room with guests inside was embarrassing and not very secure.
The laundry was in the basement and took a lot of our time as we couldn’t leave the hotel when we had to do laundry because we needed to wait to empty the machines instead of the comfort of the room. This really took from the trip we had to do a lot of loads of laundry for a 2 week stay after a road trip and again no money was refunded for this change of Inconvenience. Booking lost some of my respect and I feel a bit less inclined for my next trip despite using them so often. This hotel staff was so friendly and kind just the facility itself could be much better maintained one.
I do feel the rooms need better care. The bathroom had cracked ceilings walls and the shower had prior shelves I assume since there were empty holes for screws with expanded cracking around them. We moved the couch a bit to be closer to the tv and found old toys color pencils and crumbs under the couch which made me feel a deep clean is not done.

The place was nice, this is my second year staying at the urban Residence, last year I stayed on the 14th fl.

Very Good
Exceptional location, spacious well equipped apartment, comfortable beds, outstanding view, safe car parking space with an elevator inside the building.
Communication with the host was quite disappointing. After completing the registration, I was given the opportunity to choose the exact apartment from eight available options. I selected Apartment 244 on the 18th floor because of its view of Koopgoot, Markthal, and the surrounding area, and the host confirmed my choice.
However, upon arrival, I was assigned Apartment 232 on the 17th floor, located on the different side of the building with a completely different view. The host explained that this was due to a system error. While this may not seem like a major issue, the apartment I had chosen was important to me, so it was disappointing not to receive the one that had been confirmed.

Disappointing
The rooms had no AC, they provided ventilators who did not work properly and were dirty. In this heat it was impossible to sleep without AC and having such poor ventilators. The hotel should provide proper ventilators for the summer. I asks for refund to go to another hotel with AC but they refused to give me the refund, however the staff was friendly and tried to give extra ventilators, but the ventilators as such were not providing good air.

The location and the view were excellent.
Upon arrival the girl at the front desk was extremely rude and arrogant. The other male staff members were very nice and super helpful. I don’t know why the girl was so rude .

Bathroom was a bit tight, so not the best fit for those who may be claustrophobic or oversized Americans.

Location, amenities. Unit was more or less tidy but was a bit dusty and the ventilation is not at all great.
The lady at the front desk was quite brusque and condescending. The next day we talked to a gentleman at the front desk who was very kind and helpful. So I guess not everyone is the same but your experience as a guest here is likely to depend heavily on who assists you at the desk. The two early morning desk agents we encountered were much less polite and cut and dry than the day associates who were actually quite nice (the staff appeared to operate in shifts, and were likely students). It gets very hot at times in Rotterdam and this unit has no AC. We encountered one of those days and even with keeping windows propped open for cross ventilation the unit did not really cool down enough to feel comfortable. Plan for this if you are less tolerant of warmer than expected overnight conditions for sleeping.

The location and the view.
There were several noticeable damages in the apartment, including defects in the doors, walls, lamps, and power outlets.
The security deposit, which should have been released immediately upon check‑out, was not returned for more than two weeks. During this period, I contacted the reception multiple times and was consistently informed that the deposit had been released on the day of departure, despite no refund appearing in my account.
Only after requesting written confirmation of the release, so I could follow up with my bank, was the deposit suddenly returned while I was still on the phone with the reception.

Only the friendly staff receptionist.
The laundry room has significant dust buildup and has not been cleaned.
• The bathroom floor and sink are in poor condition and do not reflect what was advertised in the listing photos.
• The unit overall appears rundown and neglected.

Very Good
The place is huge and the view unbelievable, it is really amazing and comfortable close to all the good places in Rotterdam
Even if the apartment is really nice, a beautiful it’s a bit neglected… the cleaning is not the best, some normal cutlery is not there, the tv is not even smart tv (which is not important but for the price you pay….)
I think it should be a bit more clean and add some more stuff that are missing.
