Good
The rooms are good with probably the most comfortable beds I've stayed in whilst traveling through Thailand and Malaysia. They do leave the plastic wrap on the mattress but it is covered by a thick topper so we didn't notice that much but Oyo- you probably should remove that. There is a proper wardrobe and good desks/chairs in the room. The bathroom was fine, shower lacked water pressure but was otherwise fine.
Location in regards to attractions however is excellent. Really is close to everything. However it's pretty loud being slap bang in between a temple and mosque but then again the whole town is the same so not sure you can ever find a perfectly quiet place. We had moments of really liking the hotel and at others being a bit uncomfortable to be there.
There is no fridge and the floors were a bit sticky.
The reception staff had moments of being friendly and responsive and at times very frosty and not particularly willing to help. The evening guy seemed pretty rude and didnt wanted to talk to us. The cleaning staff (when we saw them) were very rude (dismissive and unfriendly). You have to ask for loo roll each time you run out and if you want you room cleaned or fresh towels. We woke up a bit later than usual and asked for the room to be cleaned on our 3rd morning (out of 5 days) which resulted in the reception grumbling at us. We recommend telling your guests at what time they have to request a clean as no information was given and we asked at 11am which I don't feel is unreasonable. We didn't feel the cleaners actually did much apart from remake the bed so we didn't ask again.
The local temple is just opposite the hotel so be warned you do hear everything. The mosque is also close by. The temple had celebrations some nights that seemed to start at 4am. If we hadn't been so tired it would have been amazing to see but we needed sleep. The mosque follows usual hours for the call to prayers.
Judging by everyone else's reviews, we had a similar experience to what most people have and it seems that whilst they respond to all our reviews ensuring very little is actually then used to improve upon performance etc.
It's not a bad hotel but for the price it definitely needs to up it's game and start using the reviews to improve where it is lacking rather than just giving a nice response to the mishaps that many people are clearly experiencing.
On a side note of location, i travel with my husband and nearly always go for a walk by myself in the evening. It's the first place in Malaysia where I did not feel safe to do so. It annoyed me that women need to have their menfolk with them to feel safe at night.

The aircon and the elevator worked perfectly.
There was 1 extra pillow.
They offered small water bottles in the room.
They allowed us to leave our luggage in the reception in order to go around to visit the city, as we arrived early to the hotel.
The lady during the check-in was very rude. The guy in the night smelled very bad and belched around the lobby like it was normal.
The room has mold in the walls, and you could smell the humidity in the room.
They said to us that the wifi connection in the room was slow, but the truth was that there wasn't any connection at all.

Great location.
Excellent room with comfortable pillows and mattresses (although covered in plastic underneath the sheets)
Very clean
Complimentary water was provided
Unwelcoming staff.
Wifi didn't work the first day we arrived and then they gave us the password for one network that worked only around the stairs and elevator. We never had wifi at our room.
The toilet didn't flush properly but they fixed it quickly.
It was my second time staying in this hotel. I thought that some things may have had improved since my last stay four years ago but if anything they worsened.
