Exceptional
This was a perfect, intimate, friendly experience. It is walking distance to food and shopping, although the restaurant on property was my favorite. Breakfast was included and I ate many meals there and also had an evening there that was very glowy and cheerful. You feel like it’s home away from home. Simple rooms that’s allow you to be outside and enjoy Tulum’s experiences and sunshine.
I have no complaints.

The staff is very nice.
Very close to a big supermarket/mall
Good restaurant. The ceviche and grilled fish were better than in another upscale restaurant.
Private parking.
Good breakfast.
Sometimes, it is a bit noisy from a bar beside the hotel.

The position is great. Perfect to rent a bike and ride it to the beach. 10 minutes by foot to the city center.
The room was humid and dark. The fridge in the room so noisy. The toilet was just awful. There was dirt and mould on the walls, and the space was so narrow that a tall person could touch the wall with his knees when sitting on the toilet. To me, this looks more like a 1 star hotel. I save only the garden and the position. I would not recommend the hotel.

Large and comfortable rooms. Nice swimming pool. Good restaurant.
There was some background noise in the evening - loud music in the distance - but it was a Saturday evening. It ended around midnight.

Pleasant
The food was very good and the staff was very friendly and helpful.
We had a great massage by Elisio.
The breakfast included and it was excellent.
The beds very, very hard. There was no water in the shower one day. Very small bathroom. The fotos of the garden and pool were deceiving. The pool area was very old and dirty with no water circulation.

Good value. Well situated for Tulum ruins & central nightlife. Decent food. Staff are friendly and helpful. Quiet, comfortable room with good air-conditioning. Good Wi-Fi (although you need separate sign ins for room and restaurant)
The photos on booking.com are a few years old, and the hotel is now a bit dowdy. Small bathroom with nowhere to hang towels etc.

Disappointing
Probably one of the cheaper places in Tullum at the time of booking. Breakfast was lovely.
For a three star hotel it should be much better, the beds were like sleeping on cardboard! There were no towel rails, the shower spilled all over the bathroom floor and the door barely closed.

Breakfast was great and included with the room. Nice pool. Rooms were comfortable and one included a hammock. Both had working AC and hot water in the showers.
The sliding glass doors did not lock, so I rigged them with chairs and felt totally secure.
