It’s really quiet but also very a 2 min walk to all the restaurants in downtown Tulum. They were really responsive and helpful with suggestions. It’s not a luxury hotel which is obvious given the price. Great value for money! Also close to the colectivos (buses) that take you to the beach and the ruins

Very nice staff and quiet location. Nice room, courtyard and pool area.
Air conditioner was very noisy and rattling and ceiling fan would not turn on. They moved us to another room which was better.

The lady was very nice and welcoming she was speaking really good English. She has coffee for the morning :)
There was next door another hotel a bit loud but otherwise all good, was not so bad.

Wonderful
The staff was very kind and gave us everything we needed and they even gave us a new years present. The location was good because it was near downtown and the jaguar park.
Once of the bed mattress was not comfortable and some pieces of furniture were not practical. The decorations can be better. The TV screen was very small.

Disappointing
The room that we stayed in was dirty and moldy. We left earlier. The location was great, Tulum was excellent. The room on the ground floor, right next to the pool, they should not give that room to guests anymore.

Staff was really helpful, when we complained about the apartment not looking like the one we booked, they opened an extra area for us. It was in a good location near restaurants, cafes and a supermarket.
The things in the kitchen weren't really clean. There was a lot of humidity in the apartment. There were giant cockroaches coming out of the bathroom sink.

The location was excellent it was within walking distance to supermarkets, restaurants and Tulum Avenue. The staff were fantastic and kind, very attentive to our needs. Our family fell very safe at this property. Our Villa was a good size and had everything we needed when we made meals. Having a pool on the property was a plus. I definitely recommend this property to families.
During one of the days we stayed to relax in the room the WIFI was not available. The property manager was working with the company to try to fix it, but the WIFI never came back on.

Couch in room was stained. Ants in bathroom. Bed / pillows very uncomfortable. No tv . Window above bed wouldn’t close all the way, people on patio directly behind the room smoked and played loud music. Smoke was coming into our room ( disgusting) light from their patio was illuminating our room because there is no curtain on window above bed. You get what you pay for .

Lovely apartment with a nice pool close to the centre of town and not far from the ruins. We were only there 2 nights so didn't get a chance to use all the facilities but would have done if we'd been staying longer.

Getting morning coffee is a nice touch
In the first evening we didn’t have hot water in the shower, but after telling this to the staff they fixed it right away and we had boiling hot water till the end of our stay.

Good location to walk to everything and the pool was a bonus. sometimes noisy at night
my only issue were we always had mosy's in our apartment regardless of our efforts to keep them out. Left eaten alive.
