Beautiful beach , beautiful room ; we had the beach front room with the pool it was amazing other than not having the beach access , the room design was simple and beautiful , nice food , friendly staff …
The seaweed were there at the beach and every morning we woke up at 8 à noisy machine was cleaning the beach ..
There is no staff or emergency response after 7pm which is very strange knowing the class and the rate of the hotel ..

The Staff was very good and the food was 5 star. The music on Saturday was wonderful.
The rooms have very poor lighting so my wife had trouble simply putting on her make-up. The rugs in the room were slippery making it a falling hazard as the floors are very smooth. The location of the hotel is far away from the area in Tulum where the restaurants are making it a $50 US cost just to get back and forth. There are no dressers or drawers so putting away clothing is not feasible. No gym facilities either.. The bed as placed in the room makes it difficult to walk around without bumping your leg on the rounded edge of the bed. For all this, the rooms are quite over priced.

We loved the beach, the restaurant staff and the rooms were lovely and comfortable. The hotel itself has a great jungle feel, and we stayed mid-week and didn't get a party vibe, which we were pleased about! The food was delicious - the ceasar salad was worth flying back for, I could eat it every day!
We had a mixed experience at Papaya Playa Project initially, but the staff (specifically the restaurant staff & general managers) turned it around for us. The pool in our jungle room had a leak, and was half-full 24hrs after check in. We expected maybe it would be topped up, but the reception staff generously upgraded us to a private rooftop pool suite! This was really a wow room. Unfortunately, whilst sunbathing up there in my birthday-suit, a drone hovered over me for a few minutes and this was very distressing. The hotel staff were fantastic though, and took this very seriously and made an effort (sadly, unsuccessfully) to find who was flying the drone. They offered my partner & I a complementary meal, and both general managers made every effort to reassure me, to show empathy and concern. They also said they would change the welcome package to make sure guests know that drones are not allowed at the hotel (for this reason). Our stay would have been ruined had it not been for the action & attitudes of the staff, and the concern they showed us. Thank you!

The casita ocean view was beautiful and it was amazing being so close to the Saturday night party.

Aesthetically the room looked nice, and a good size. Lovely beach
The room was damp all the time. Wet floors and the bed felt wet constantly and smelt of damp. The place looked and felt very run down. Advertised as 5* on booking.com but this is absolutely not a 5*. The food was average, it was very expensive and very underwhelming overall. The staff were nice and friendly but often a little confused.

The beach is pretty until you walk to towards the end of the property and find all the trash from the beach stock up on the rocks. And the rooms on the hill are falling apart on the ocean side.
I like the restaurant view even when the restaurants food is terrible.

Property is beautiful and some rooms are great. We booked a "better" ocean view room and the location was superb.
The room, or cabana it's called, had some serious issues. Broken furniture, leaking roof, ants, locks didn't really work. One tiny sink and one tiny mirror. The room had clearly not been renovated like the rest of the cabanas. It was very much like camping in a yurt. Very basic

Exceptional
It’s a magical, secret, ascetically pleasing, healing oasis. There is so much to do from walking the beach, hanging out in your private pool, Saturday night parties, 24/7 open coffee shop, and I could keep going. Everywhere you look you want to take a picture because it’s just so beautiful. There’s something about being at Papaya that calms your soul and everyone should get to experience this. Don’t book a yurt, save until you can afford a Casita or a house and the staff is incredible. I’ve been coming several times a year for the past eight years and I don’t really want to go anywhere else. The staff is so kind and accommodating. One night I lost my watch and they all got out flashlights to help me look for it and someone found it and gave it back to me that night and it was an expensive watch. I feel like safety is one of the most important things here so I won’t stay anywhere else. There is security everywhere and even if you have a taxi pick you up- the front gate will write down the information of the Taxi you got into and no other hotel here does that. The place is a vibe and I couldn’t recommend it more.
Don’t come here and expect the Ritz Carlton. We are in the middle of a jungle two hours away from Cancun. There’s lots of raccoons, spiders, critters… Deal with it and don’t complain to the staff. The ground is not perfectly flat so be careful walking, don’t bring heels only thick wedges, or flats. I wouldn’t consider that a con. It’s just something to keep mindful because you are in the jungle. If you’re looking for a bougie jungle experience, this is the one for you. Now one night we had a hole in our roof, so many raccoons were coming in so we let them know and they moved us, but you will see raccoons in your yard. They’re super nice and very clean but just deal with it. The lighting isnt the best in the rooms , houses or Casitas but that’s to actually help preserve the turtle egg laying season which is right now so the lights kind of scare them away so they don’t have a lot of light here so if you’re a girl that likes to do their make up to go out I would suggest just bringing some lights with you or a string light or something.. just one extra light is pretty much all you need. I have seen staff previously do some kind of shady things to us because they thought we were young and dumb but I love it here so much I’ll always come back and I did come back and I told the new manager and when she confirmed it (because she was new )- what they did for us is above anything we could’ve asked,expected, or imagined them to do for us.

We loved the surroundings of the hotel and the food was amazing. The staff during meals was very accommodating. The pool on the roof of your villa is a great touch!
Lack of coffee machine in the room was a big downfall for us, no bathrobes, no slippers or other amenities you would expect from a hotel were missing too.

Really neat place, very unique. Perfect location and great staff. Loved the pool on top of the casita. Ecologically kept and maintained. Felt safe and great wifi everywhere. A great vibe/energy to the place. Very relaxing and close to town.
Room could use more upkeep (our paint was peeling by the door). Food was just ok, drinks were weak. Unacceptable by the prices you pay.

It's a beautiful hotel, very relaxing. I loved the ocean front room. The staff are AMAZING! They go the extra mile to make things happen. Andres and Heidi were fantastic and ensured requests were made.
The room could have more lights and outlets, but it is an eco-lodge so maybe that shouldn't happen.

The room.
The pool in the room is not heated. The water was always ice cold so we used it once for 10 minutes in our 5 days stay. There was probably like 20 people staying at the hotel in total. I love Mexico because of the people and the service; this hotel and Tulum were a big disappointment.

Definitely the room with the pool on the roof and the views were amazing.
There was some rocks on the beach, but they told us they try to keep everything as natural as they can, which I like because some other hotels don’t care about nature.
