I honestly can’t express how disappointing this stay was. The property looked beautiful and very dreamy online, but the reality was completely different. Both of our kids woke up with severe bedbug bites all over their faces after the first night, which was extremely upsetting.
On top of that, there was a large diesel generator running next door that produced strong fumes throughout the night, making it very difficult to sleep. The service was poor, the food was mediocre at best, and there was very little hot water available for showering.
We are not people who usually complain, but this place was exceptionally bad. Overall, it was the worst booking we have ever made, and we would not recommend staying here.

Very nice room, comfortable, clean. We also liked the access to the beach with its comfy beach chairs. The food in the restaurant was very delicious. We also enjoyed the gardens on the property.
The service in the restaurant can improve with the waiters. Sometimes it would take a long time for them to come and see if we needed anything, especially when we were sitting on the beach tables/chairs. Also, the responsivness of the receptionist can improve. We did not have hot water in our room for two days. We told the receptionist, he responded, but nothing was done until we had to go and insist with the staff at the restaurant. Also, we changed rooms for the last night and that room was not as nice as the original one. There was some electrical noise all night from the property next door and many mosquitoes in the room. So some rooms are better than others... With a few tweaks, we think that this hotel can improve and be even better. We hope this feedback helps, as we would like to return again on another occasion.

We’ve thoroughly enjoyed our one week stay at Kai Tulum. Very helpful, welcoming staff, the on site restaurant is among the best on the beach. Everything is exactly as the pictures show. To be preferred to the “zona hotelera” if you just want to relax on the beach.

Staff was friendly. Suit was clean and very romantic. Quiet place, beach with beautiful view.
We booked the King Suite with Ocean View, and were very disappointed to see that we actually had the view on the restaurant, and in the background, through windows of the restaurant, you could see the ocean. We felt cheated. Photos are attached.
Bed and pillows were very unfomfortable.
Every time you go to the restaurant, be it for breakfast, drink or dinner, you had to pay immediately, could not put it on the room and pay at the end.
To avoid surprise and disappointment, i also advice to check months when seaweeds appear on the beach. During this time neither beaches nor the ocean look the same as on the usual beautiful Caribbean photos. We spent 3 weeks on different beaches in Cancun and Tulum, and there was no day without them. We LOVED our stay at Kai. Not only is it in a gorgeous beachfront setting in a nature reserve within walking distance from the Tulum Mayan ruins, the hotel itself is clean, airy, tropical, has an amazing gourmet restaurant with fresh seafood and fresh juices and drinks, awesome beach lounging, an outdoor pool, yoga and massages on site, crystal clear blue water and powder soft beach, and the most friendly, accommodating staff ever. We came for our babymoon and if we could rate 11/10 we would. The restaurant at the hotel is the only one we found within walking distance that’s open late night for dinner, although there are other beach restaurants nearby during the day if you want to switch it up. We didn’t take any taxis our whole trip and just walked on the beach to get everywhere nearby (there are also little carts that take you up and down the main drive of the nature reserve if you don’t want to walk), but if you wanted to go into town it would make sense to rent a car/moto to save money since taxis are pretty expensive.

Nice area and the suite was cute.
The stuff is not reliable! I requested invoice for my company and they promised to send it to me for various times but never did. After asking for 5 times I’ve turned to Booking.com customer service.
Also they are extremely pushy with tips. Even for 2 drinks they will make you feel really uncomfortable for not leaving 20% tip.
Restaurant looks nice but food tasted plain. We dined in the next 2 hotel restaurants.
Beach is really beautiful but full of boats with rude “captains” who yell at you and force you to get out of the water.
Honestly the area is amazing but that hotel needs to make some changes to get some customers. No wonder it was empty.

Heavy techno nonstop at the restaurant. No ambiance at the restaurant. Bad coffee delivered at different times each day to the room. Massage beside the restaurant with heavy techno. Fail on hospitality. Scams. We were offered to book a trip at almost double cost of what the actual provider charged us.
