Extremely rude staff. Informed no rooms available. The manager denied existence of our booking, after showing him confirmation code. He said "booking.com es loco" (Booking.c is crazy). Asked us to leave. We were travelling on two motorcycles just before dark... I suspected they were Xenophobic, acting strangely, so started a conversation on Google... Responded after half an hour and told me there was a room available for a higher price.
Unacceptable behaviour. I would not recommend you waste time unless you have a back-up option and can withstand being turfed out onto the street.

Good value and close to Coba pyramid and cenote. Experience more of the authentic life away from the tourists.
One room was OK. Second room had ants and stains on the bed. Toilets are really old and should be changed.

If you can avoid it.
During the night we saw 2 big cockroach in the bathroom, and the smeel was terrible...
There is no laundry.
Wi-fi and air condition was ok but our host was not really frendly.
The localisation is far from Tulum (20min by car).
The swimming has a green color...

very clean and large room, everything about the room itself was great
the shared areas are very run down. Another review mentioned a shared kitchen, but that doesn’t exist. the pool is unusable but not signed as such.

As soon I arrived the receptionist said he didn't have my booking, despite I have several messages from them since I reserved the room. Furthermore the payment was processed before my arrival and I showed him the receipt from hotel and the debit in my account. So for me to stay there I have to pay again in the reception my own booking that was previously paid.upon check out he said he had my booking but he didn't gave my money back.

Very open area feeling very welcomed
The pool was dirty and not kept up. Had a bar area with no drinks to offer had to go somewhere else for food. Back area not Kept clean and the power went out in the am and ac stopped working due to short of power and not a fan in the room to keep us from getting hot.
