We arrived to a dirty room with hair all over the floor , broken shower which took them a hour to fix at 10 pm
Outdated room terrible ac costumer service non existent , no manager .
Booking tried to contact them they won’t answer for a few days

The property was not in a safe area .. the road was very dark didn’t even leave the resort . Left the next moring to go get some water and three big dogs run out and started growling and braking at us think god a car came by and honked at them and they ran off ! Our room had something in it that made my eyes burn and itch !

Gloria the massage therapist was incredible and I highly recommend getting a massage with her on the property on the rooftop. Cooper, the manager was available every single day for assistance. He was so on top of everything! The Restaurant stuff Carlos and Abraham were amazing and anything we needed. They were there to support us with their incredible service from morning till night.
There is not a single thing about this property that I did not like other than the fact that I did not like that I had to leave :-)

Beautiful accommodation on the beach, pool access 24/7, very friendly and helpful staff, good food, even self grown veggies and great drinks. Carlos from the Bar was a gem. Extra beach towels and coffee machine in the room. Free yoga class in the morning with jungle view was a highlight! And we could even watch turtles hatching on the beach in front of the hotel while we were there
Be aware that sometimes there is a lot of sargassum on the beach in Tulum, but there's not a lot the hotel can do about it, they clear the beach front as good as they can. We couldn't get into the ocean during our stay, cause it was simply to much, but we were glad, they have a nice clean pool

The staff has greeted us well and had a great orientation to the place. Rooms are cozy. Beach has direct access and breakfast has variety.
Water was accessible when the room water is consumed
The towels needed to be changed we were two in the room with two robs and the next day we were provided only with one.
I would have liked to have a shower cap between the toiletries
There was no payments machine to the room when we needed to pay for room service.

Whats a grate small boutique hotel.
Stuff are really nice, Juan in the restaurant is great guy and really friendly.
Breakfast is just perfect with a restaurant located right by beach.
They have amazing fish tacos.
Perfect time to stay after January 20… so peaceful and magical place.

We had a wonderful stay at Dune Boutique Hotel! The free breakfast was incredible, with a variety of options like fresh daily juices, beautifully presented fruit and yogurt plates, traditional Mexican dishes, and made-to-order omelets. The staff were exceptionally friendly and helpful, creating a warm and inviting atmosphere. The location was perfect—peaceful and away from the busiest areas while still providing a serene beachfront experience with great music and stunning views.
That said, there are a few things to note. The hotel is in a party zone, so some noise is expected at night—it’s part of the Tulum vibe, but light sleepers might want to bring earplugs. Storage in the rooms was limited. With only two carry-ons, we still struggled to find enough space to open our luggage, and there weren’t enough hangers provided. Additionally, our room didn’t have a hairdryer, but we didn’t ask if one was available, so it’s worth checking with the staff.
Overall, Dune Boutique Hotel is a fantastic choice if you’re looking for a relaxing boutique experience with great food, a gorgeous beach, and welcoming staff. Just be prepared for the lively Tulum atmosphere!

What I loved about this property was how close it was too the beach and how private & aesthetically pleasing this was!!! As soon as I walk out of my room it’s amazing and sandy and the restaurant and beach was immediately close by. Behind the hotel you can walk all over Ramal Punta Allen Street & enjoy many beautiful restaurants & shopping! The hotel staff were amazing, friendly & kind and helpful. Breakfast every morning was fresh green or red juice & a platter of fruits and a savory dish!! We miss it. We tried the seafood grill it was amazing! The servers were amazing, Abraham, Franc, Hector, Silva were the best! The cocktails was amazing there, Gio was the best!
The bed was a little stiff, I am a side sleeper so was a bit sore fm shoulders but not too bad. Walking out of your room there is sand, and when you come in there a small pool of water for you to wash your feet, I wish they put a carpet on the patio to help dust off the sand off before entering the room.

The staff were super friendly and helpful. They really want the extra mile to make it a wonderful experience. We enjoyed the daily morning yoga and use the small fitness equipment. It was a nice surprise to see dumbbells up to 15 pounds and kettle bells and some bands.

Beware, this hotel is nothing but a scam! On the day of check-in, we were given a room that looked nothing like the photos on Booking. A straw roof? Seriously?! Instead of a proper room, we were stuck in something that felt more like a hut in the middle of nowhere, swarming with mosquitoes. Mosquitoes were everywhere – it was a nightmare! On top of that, the room was tiny, barely enough space to move around, but the absolute dealbreaker was that ridiculous straw roof.
The staff on the day of check-in assured us that they had spoken to the manager and that we would receive a full refund for this disaster. And now? Silence! Nobody is responding to our emails, and nobody answers the phone. After a few days, Booking informed us that the hotel refused to issue the refund. This is an absolute disgrace! We were promised a refund, and now what? Lies, complete ignorance, and zero professionalism.
The hotel itself is a dump. Two stars is the absolute maximum it deserves. Damp, dirty, and in horrible condition – this is a total joke. I strongly advise everyone to stay far away if you don’t want to lose your money and sanity.
And one thing is for sure – I will not let this go!
