The hotels needs a little face lift of the rooms and the furniture. They can could use an ice machine as well.

Staff was incredible. Everyone we spoke with was very helpful in navigating and planning our trip. There’s also a kitchen you can use which is great for saving money and planning.
My only comment is it doesn’t have beach front access, but that is more of an issue regarding Tulum rather than the hotel!

The manager, Oziel, made our experience! We came back late after a wedding and were looking for tacos. After we realized everything was closed, the manager offered to make us free tacos and even some pizza and cake. We stayed up chatting and drinking wine. He made tacos for 5 of us and staff. We learned more about Tulum, what to see, what it's like living there. You don't get these kind of experiences when you stay in the corporate lux hotels. They also helped book a taxi to the airport that was much cheaper than any taxi I asked on the street. Lovely local hotel, great price, great location.

Property light went out when we check in and they said they said the generator will only hold two rooms when we booked for 3. No wifi because it will also go out. Poor water pressure. The host will disappear to one hotel to another. There was nobody there to assist you. RUN! We left within hours.

It was not as clean as I had hoped. There were some stains on the sheets and the showers were sandy, but it is near the beach so it’s understandable.

The location, amenities and comfortable! They have a private acces cenote, totally worth it !! Cenote Beach and jungle ! Friendly staff always having everything ready for us thanks so much! I will totally come back again..

The hotel location was amazing; it was right in the middle of all the restaurants, cafes, and beaches. I can almost say I hardly used a taxi at all.
If you're looking for a peaceful and relaxing holiday, just be aware that there's a lot of music coming from the nearby restaurants until around 1 AM. It wasn't an issue for me since I was there alone and looking to have fun, but it's something to keep in mind if you're after a quieter experience.

Location was good but its very hard to get down the beach road since the road was clogged (though it was holiday weekend which made it much worse). Room was pretty clean. Bed was nice. No TV. Shared kitchen. The staff was really nice and helpful.
Shared kitchen facilities were not very clean. Would be nice to have a microwave in the kitchen and a lamp by each side of the bed. No TV.

nice Irish lad grounds keeper who assisted in calming down reception girl
After flying overnight no sleep 2 planes 2 buses and moped to the hotel I arrived here- Upon checkin I was shown to the room which had Ac inside, within an hour I realized it was disabled. On this day it was 95 deg 80% humid in Tulum. I was confronted by reception girl Daniella who told me my card on booking didnt go through and I need to pay. I then told her I would leave due to Ac issue, she immedietly became hostile and threatened to call the police if i didnt pay. The gate was closed on me and I was told I need to pay to leave, I decided to pay the 1st night to avoid any further escalation.

Perfect location if you would like to go to beach clubs and restaurants.
Very good water pressure, with very hot and cold water. Rare in Tulum
The parking is limited and we had to leave our keys to move cars around, and thats when the hotel was not even fully booked.
Slippery floors if wet.
