Wonderful
Las Palmas was a wonderful home base for us in Playa del Carmen. The apartment was clean, comfortable, and spacious. The A/C worked well and there was a kitchen for cooking, so we didn't have to eat out for every meal. We appreciated the hosts providing purified water, since otherwise we would have needed to spend a lot of money buying bottled water. Hosts and housekeeping were available and responsive.
We (especially our kids) loved the rooftop pool which was really lovely.
Great location - very convenient to shops, ATMs, supermarket (Chedraui). It's right near 5th Ave (lots of bars and partying), but we didn't hear any of the noise from inside the apartment. Walking distance from one of the ADO bus stations, where we took the bus to Valladolid. I highly recommend the Choux Choux Cafe, our favorite breakfast/ brunch spot!

Jose was ready waiting for us and ready to help at anytime during our stay. The rooms were super clean and very big. Great air conditioning and fans! Close to everything!

Great location. Jose greeted us with warmth and friendliness. He was very attentive to our needs. The rooms are very spacious and clean. We also had a terrace to sit out on.

Staff is extremely kind and helpful, from booking the apartment until checking out. Apartment was very big and had everything we needed in the kitchen. Rooms have plenty of storage room, we were 4 adults and were very comfortable. Location is about 10-15 mins walk to the ferry/ADO terminal turistica. There is a taxi station in the next block, they charged us 100 MXN to get to the ADO terminal/ferry. Most nights we would walk back, you are half a block from Quinta Avenida and very close to calle 38. Mamitas beach is less than 10 mins away.
I was aware of the noise situation when I booked this apartment, and sure enough there is construction work right behind the condos, they start working about 8 am, so not real chance to sleep in but we didn't go there to sleep in so everything was good. At night there is a lot of noise on the Quinta Avenida but it didn't reached the apartment during weekdays, it was only Saturday that it got really noisy but we were up late as well. I understand it is a price to pay for the excellent location.

The location is perfect when it comes to convenience and amenities.
There isn’t really anything negative I can say about the property. It’s not a modern new place but for the age of the building it’s been kept extremely well and the cleaning service is the best! Our housekeeper was Margarita and she kept the unit spotless!

The kitchen was stocked with dishes, pots, and pans, and utensils. The shower was spacious.
The location was great. Oxxo and 7/11 convenience stores were 2 min walk. half dozen Good restaurants within 5 min walk. Beach 10-15 min walk. 5th Avenue walking street with everything nearby.
The beach was 10-15 minutes walk. There were no beach chairs in the room to use.
The toilet wasn’t draining well and had to use a plunger nearly every time we flushed.

30 yards to 7-11, less to a tiny Oxxo, and 80 yards to Quinta Avenida, amazing room and kitchen with every detail, even 15L drinking water with electric dispenser. I was able to park the rental car inside a small gate with padlock, it was so cool! its a little one-way street to drive in you have to cross Quinta Avenida
It didn't affect our stay but at times from 8am to 6pm there was loud construction in the neighboring lot and we were concerned when we arrived and they said we could cancel but we didn't. One night coinciding with evening rain we had mosquitos mentioned in a review I saw beforehand, there was nothing visibly lacking with room or property to attract them, and they were only a momentary nuisance oddly in one corner of the bedroom.
