It was one of the rare lovely apartments where we were able to sleep peacefully with an open window without earplugs :) Very quiet at night, balcony door had a mosquito net. Clean, neat. Perfect location - shopping mall and restaurants nearby and - !!! the best quietest beach area - Playa Xamanha is nearby, with the clearest water we found in Playa del Carmen (and we walked along the coast a lot, from Playa Nube to Playacar).
Only our bathroom smelled a little bit like sewage - we noticed it on the day when it was raining, maybe it had something to do with it…
We also wished the pillows were not so high :)

Property location is very good. Close to the center of town but in a quiet residential area. Property felt very safe and secure. Also was walking distace to the beach and town center.
Getting into the property for the first time was a little confusing. Reception sent a message via Whats App but we didn't have notifications on so didn't see it till later. It would be helpful to have instructions for the front door code and check-in sent in an email or text message.

The location was exactly where we wanted to be beach wise. We wanted seclusion and quiet but also close walking distance to the action and nightlife. Bonus points for the wildlife we saw while taking walks.
I wouldn’t say there was anything I didn’t like. Would prefer less stairs but it wasn’t an issue.

I liked my room, it was very spacious, although the view was on the side, looking into another building and plants between. Free filtered water and basic breakfast options in the price was highly appreciated. The biggest plus is the location (very close to everything but in a quiet and beautiful street).
The pool area on top didn't feel too inviting.

We loved the rooftop pool and lounge area, perfect balance of shade and sun options. The room itself was very clean and comfortable and we even got a free upgrade to a room with a lovely balcony. The road was quiet and had security, the area felt safe at night. The host was very friendly and accommodating, included clear instructions to access the property, recommended local restaurants, and was available by text at all times. We can’t recommend this location enough!

The property is in an excellent location only minutes to everything and yet in a secure and quiet area. The room is perfectly sized and it has a balcony.

Location was really excellent. Loved the area, quiet, close to the quieter beach, but only 2 minutes from the town, shops, restaurants. No noise at night. Glad we chose a room with a balcony. Watching the monkeys and other wildlife was amazing. Good Aircon. Huge comfy bed and large room.
The kitchen facilities were lacking. No cafetiere and not much room in the fridge. We asked Miguel about this and he said we could use the filter coffee machine. However, this was always in use at breakfast time and seemed to have coffee in it all day, so we were unable to use it.
The pillows on the bed were not usable. Far too deep and really lumpy. Bathroom tiny and very little space for clothes. Roof terrace was a bit shabby and uninviting.

Our stay at this small hotel in Playa del Carmen was fantastic! The location couldn't be better: right in the vibrant center with easy access to restaurants, bars, shops, and a short walk to the beach. Despite being central, the hotel was surprisingly quiet – a real bonus!
The rooms were comfortable and very clean, and we especially enjoyed the little balcony.
A standout was the owner's hospitality. He was incredibly helpful and accommodating. When we needed to keep our rental car for two extra days, he generously allowed us to park it at the hotel for free. This was truly exceptional and made our stay even better.
