The food was amazing. The Brazilian Steakhouse and Italian Restaurant to note. Our room was great. Beach was a good size. Location is great if you are looking to go off the resort. Kid friendly but not too much so an adult couple can’t relax. Few pool activities. Live music at the lobby bar starts at 10:30. We will return with our 3 year old soon. They have a separate kids pool which is nice.
The lunch restaurants open at different times, and kinda late in my opinion. 12-1PM. We were waking up at 6-7AM and after breakfast we wanted to hit the pool or beach. So it would’ve been nice to have something, but the buffet is open so we could go back in there, just something to note. Drinks are good but I never got a good buzz. They could use more alcohol.

The resort was great, but what made our stay exceptional was the staff. Everyone was friendly and attentive. It made our whole experience stand out from previous vacations. The resort is clean and has a very open, welcoming feel to it. The pothos vines hanging down from the walls with all of the water features in the middle of the "towers" added to the tropical vibes of the resort. The food was great. I had read some reviews saying how bad the food was, and honestly I was a little worried, but the food was delicious. My kids absolutely loved the market (buffet) and all of the food options. Brasa by the Sea had yummy meats and the Cevicheria by the pools was delicious. It was apparent the staff's efforts to make everyone enjoy their time at the resort. The Lobby Bar had fun evenings with live music, dancing and karaoke. Overall, a great experience.
It's hard to write something negative, because it's not as if I didn't "like" it. It could use some improvements is more accurate. The kids club room gets VERY hot and can get uncomfortable. That would be my only recommendation, perhaps some improved AC in that area.

Personnel is very kind and helpful.
They removed the family activities in the evening, e.g. Michael Jackson show, other theater shows. Silent parties are now adults only. Karaoke too. Not much (or nothing) to do with kids after dinner. (Even for adults it might result monotonous: one evening Karaoke, next silent party, then karaoke again, and so forth)

"My stay at Fiesta Americana Condesa Cancun was truly outstanding. From the moment I arrived, the hospitality was top-notch. One of my main concerns before traveling was managing my gluten-free and dairy-free diet, but the hotel exceeded my expectations. The staff was incredibly attentive, always verifying ingredients and offering delicious alternatives without any hassle.
I was able to enjoy everything, all perfectly tailored to my needs. The all-inclusive plan offers great value, and the quality of the food and drinks is impressive.
Additionally, the hotel’s assistance in coordinating transportation to Xcaret made our excursions seamless and stress-free.
I highly recommend this resort to anyone looking for a beautiful property with genuine, high-quality service especially for those with specific dietary requirements.

We really enjoyed out stay! We had a suite with a private balcony, hot tub and butler that made our stay outstanding!

We had the room with a plunge pool, which we really ended up using a lot with our little ones. The staff was always so friendly and willing to help. The breakfast bar was good, but the Brazilian Steakhouse and Italian restaurant were our favorites for dinner. The pizza and burger poolside bars were a hit with our toddler (and we loved it, too)!
We did not go to the beach as much as we would have liked due to the lack of shade and umbrellas on the beach. The lunch buffet could have had more options. There should have been more staff on duty for poolside orders because the poor servers were running around like crazy.
