Staff was very friendly and helpful. Breakfast was fine.
The location downtown was not great for me due to the bumper to bumper traffic that makes movement challenging. There did not seem to be parking either, which made it a bit of a hassle for drop off and pick up.

The room was huge, including a dining area and kitchen facilities. Restaurant downstairs is convenient. Breakfast was good with a wide selection. Comfortable bed!
There was a smell in the bathroom, like glue or something had just been installed. There were no cups, plates or utensils in the kitchen dining area.

-Room was clean and comfortable with big beds; good size and amenities for 3 people (hot water container, glasses for coffee/water, 3 bottles of water which were replaced when room was cleaned, refrigerator/mini-bar, shampoo and bath wash included in bathroom along with towels).
-Staff spoke some English and they had a "company taxi" for 125k tugriks (~$35 USD).
-Close to a bus stop and next to convenience stores, Khan Bank ATM, and a supermarket a close walk by
-Breakfast included
-Very clean bathroom in the lobby in case you need to go in an emergency :)
-A lot of karaoke places nearby if you're into that
-Breakfast was fine and had more options than expected, but not the best
-Restaurant was never open for dinner and I couldn't understand the hours
-Note: No A/C (!). The fan + window together were effective enough though. Ulaanbaatar doesn't get that hot and there were no bugs.
-WiFi is hit or miss depending on the hours and what floor you are on
-You are not close to any of the main tourist spots. You are closer-ish to the airport (it took about 40 minutes by taxi in early morning; note that traffic in UB is horrendous, generally speaking). That said, you can take a bus (not as hard as you think! Just bring 1000 tugrik and use Google Maps) or taxi to the center.

I had everything I needed to spend long layover between my long flights: comfortable bed, nice shower, all the shower equipment.
Also, the stuff is very friendly, kind and helpful ?
I am happy with my stay. But for other travelers it’s good to:
1. Remember to check if the shuttle is indeed arranged for you one-two days before the trip;
2. Use google translate in case English is not enough. I found that even at the reception it was better to translate few things to Mongolian to ensure 100% understanding

Great value for money. The hotel room is big and well accommodated, with a comfortable bed and a clean bathroom. Check in/out is easy and hassle free, even with the language barrier. Staff were friendly and also brought complementary food on arrival to the room.
The bedding was a bit dustier/spotted than expected, but it was cleaned and within the value of price paid for the stay.

The staff went all out to help us. 10/10. The rooms were comfortable.
The hotel is about 4 km from the city center. Unfortunately, traffic is so bad in UB that means an hour to get anywhere. But insane traffic is a problem for all hotels in UB.

Disappointing
The room was spacious. It's close to an emart and there are many convenience stores nearby.
No one at the hotel speaks English, so it makes communication very difficult for tourists. They booked us a taxi to pick up from the airport and upon arrival at the hotel, the taxi driver took my friend's bag with him. We asked for help from the hotel to get the contact information of the taxi driver to report to the police and they didn't help us with that. They only apologized for the inconvenience. Needless to say that my friend never got her stolen items from the taxi driver.

Wonderful
The location is good, Emart (massive supermarket) is only 10 min away. We managed to park a car (the hotel reserved a spot for us). The room is the same as on picture. The staff speaks English!
The room walls are very thin and I could hear my neighbours TV
