The staff was exceptional and very helpful. The location is within walking distance to restaurants, ATMS, a nice park, and landmarks. Transportation from the hotel was easy. The room was spacious.
There were a few minor things in the hotel room that needed small repair, but they were aesthetic and did not hinder my stay.

The only positive thing about this entire property was the desk attendant. He was genuinely nice, doing his absolute best to manage a completely sinking ship, and I felt bad for him. But the hotel itself is a horror show. I walked out and refused to stay here after seeing the reality.
If you see "Luxury" or "Boutique" on their listing, wrap your wallet tightly and run. It has the sketchy, unsettling vibe of a dirty transit station hotel, and the reality behind the scenes is shocking.
Here is why this place is a total scam:
Even the Staff Says It Should Be Closed: The attendant was honest with me. He openly admitted that the property owner does not care about the clients, the building, or any of the endless complaints—he only cares about collecting the money. The staff member straight-up told me the hotel is a trap and should be permanently shut down.
Three Rooms, All Terrible: The helpful attendant tried to save the situation by physically showing me three different rooms. Every single one of them was worse than the last. Despite my explicit request for a non-smoking room, every option they had reeked of 30 to 50 years of heavily accumulated, stale cigarette smoke.
Warnings of Cockroaches and No Water: The staff explicitly warned me about what happens when you actually stay there. He told me that guests are constantly complaining about cockroaches, filthy towels, and completely lacking running water. Because I walked out immediately, I didn't have to experience that firsthand, but when the employees are warning you about roaches, believe them.
Completely Broken From the Start: Nothing in this hotel functions. The electronic key system and check-in computers were totally dead. Because the doors don't work, the attendant has to manually walk you to the room just to let you in and out every single time.
The Fake "Luxury" Promise: They advertise upscale boutique spaces and luxury sofas online.
The way this place is advertised is a complete joke. They slap the words "Luxury" and "Boutique" right in the name to catfish people, but there is absolutely nothing premium about it. It’s a total scam. If you are expecting a nice boutique experience, run the other way. This place has the sketchy, unsettling vibe of a dirty transit station hotel or a cheap one-night stand motel.
The system and doors were completely broken: Absolutely nothing worked when I arrived. The check-in and electronic key systems were entirely down. Because the door locks weren't functioning, the desk attendant literally had to walk me up to my room and manually let me in. Then, when I left the room and came back later, we had to do the exact same routine all over again just to get me back inside.
Reeked of decades of stale cigarette smoke: I specifically requested a non-smoking room, but they stuck me in a smoking room anyway. The entire space smelled like 30 to 50 years of heavily accumulated, trapped smoke. It honestly feels like the air in that room hasn't changed since the last time the hotel was actually renovated.
Extremely dated infrastructure: While the staff did what they could to manage the chaos, the property itself is completely ancient. It is stuck in a total time capsule where the basic logistics of running a hotel have completely fallen apart.
A "One-Night Stand" Vibe: The atmosphere doesn't feel like a professional hotel where you'd want to spend a vacation. Between the broken amenities and the overall sketchiness, it feels like a shady, run-down roadside motel where people only pull in out of absolute desperation for a few hours.
The Verdict: Calling this hotel "Luxury" or "Boutique" is completely misleading advertising. It was a horrible experience. On paper, it looks fancy; in reality, it feels like a dirty, broken-down station hotel. Don't waste your money.

Pros
-Very friendly staff, Zakaria went above and beyond to help us with our stay. He gave good recommendations and showed a lot of hospitality. Is English was also very good. The other worker also very friendly but not as good with English
-We arrived early and they gave us an early check in
-The rooms on floor 6 were very spacious
-Location is about 20 mins from Medina
-Building and surrounding by building are very old. Needs maintenance
-Water was either boiling or freezing

The accommodations were roomy and comfortable. The service, especially from the front desk, was outstanding.
The kitchenette was a bit outdated, especially the stovetop.. The carpeting in the lobby and entryway needs replacing.

The bed linen! Fresh, high quality, in like new condition.
The staff. They were not "being cordial" as a job description. They performed as if this was their actual personality. If you were their friend this is what you would see all of the time.
You are 2 minutes from the tram station. A park is nearby for walking, running or simply sitting. Close to the American Consulate. Easy walk to the medina.
Nothing important. The restaurant was a bit darker (lower lighting) then I would've liked.
If you have mobility issues there are low steps up to the front desk.

Staff were lovely and helpful. Hotel was in prime location in heart of city. Rooms were clean, and quiet. Breakfast, Bar, Restaurant, and the amenities were top notch. Owner was present and friendly offering a nice personal touch to your stay. Everything was great!
