The private pool and location close by the river are awesome. Yes, you have to be aware of mosquitos, but it was actually alright. The floating breakfast for 2 was dreamy. A great way to end our travels in Sri Lanka, and I'd definitely recommend two nights to fully enjoy everything the accommodation is offering and truly relax.
While everything was clean, it was not spotless (some hair was in the bathroom, but easily removed). Still, everything was wonderful, just not 'exceptional' - rating it a 9 instead of a 10.

We loved our stay at Waterlans. Our villa (monsoon) was clean and very spacious. Was the perfect place to relax after our flight for two days. Staff and meals were excellent.
Location is a bit isolated but very easy to get a tuk tuk

we didint use the pool . The breakfast is as I expected.
They charge 15 dollars for my 5 yrs son. Normally the hotel wont charge the small kid. It makes me feel bad.

We stayed in the Monsoon villa, unfortunately, just for 1 night…we’d have loved to stay longer. It was spotlessly clean and we loved the clever design of the rooms. Far more personality than the big hotels in Negombo. Yummy breakfast.
There wasn’t anything that we didn’t like. Waterland was quite tricky to find, but once we got there it was worth it.

The property is absolutely beautiful - the photos do not do it justice. The staff are also very kind and helpful and on hand to help. It was a nice touch that there is a little welcome note when you arrive.
The location is very secluded I.e. the Tuk Tuk drivers that we flagged did not know where it was (which is unusual for them) therefore if you intend on leaving the hotel then make sure you know the way back/have data to check or ask hotel to pre-book taxi or Tuk Tuk for you otherwise you’ll find yourselves feeling a little lost down side streets of Negombo!

Wonderful
This was our first night in Sri Lanka and I’m so glad we chose Waterland. What a find! The team were so helpful and they made our stay really personal with little touches like writing our names to welcome us on chalkboards outside our rooms. The food was delicious too with some tasty Sri Lankan offerings.

This was one of the best hotels we’ve ever stayed in in Sri Lanka- and it was my 6th visit. What an incredible hotel to start our trip- just stayed in Heritance Kandalama (5* hotel 3 times the price) and my kids preferred this. Wow! Private pool, super attentive staff, delicious and beautifully presented food including a once-in a lifetime floating breakfast with the best French toast ever, and to top it all off- an amazing boat ride seeing water monitor lizards, fruit bats, peacocks, herons, king fishers, water hens, dragonflies and eagles! Will 100% be back!!

The Elephant Villa was a hidden gem, staff were amazing, food was very good and delicious. Views were incredible!

We stayed in The Elephant room which was very nicely appointed. The staff were very helpful and friendly
The day beds around the private pool were concrete so not moveable. As they could’ve moved and there were no sun umbrellas, the beds weren’t able to be used unless we wanted to lie in full hot sun. The food offerings are very limited so we found it better to go into Negombo to eat lunch/dinner
