We came very late in the evening, almost 10pm, but was greeted with a smile. The room was perfect, they even had some refreshments drinks in the fridge. Didn't had a possibility to use the pool as it was late, but they were all clean and nice looking. Airport shuttle was perfect, arrived on time.

Very close to the airport. This is a great place to begin or end your trip. The gardens are beautiful and the two pools, though small, are good. The breakfast was excellent. They provide free shuttle service to the airport and there is a tuk tuk on site. The owners go out of their way to be helpful.
It’s a bit far from the beach if that’s what you’re looking for. It’s a 15 min tuk tuk to get to the beach though it doesn’t cost much to get there.

Nice garden and swimming pools
BOOKING SCAM:
We have booked a Deluxe Family room. Later we have also contacted the hotel via Booking app messages to ask to add to my current booking one more room for 1 person.
When we arrived to the hotel, the personnel refused to provide to us the Deluxe Family room we booked. First they claimed that they cancelled the booking from their end, but when we showed them the active booking in the Booking app, they started saying that in that room the AC does not work and that’s why they do us a favour providing another room.
Moreover, the hotel billed us a completely different price from what Booking offered, as the hotel RP claimed that we “booked with them and not with Booking”, which is untrue as we communicated with the hotel via Booking app only and did our reservation through the Booking app.
In total, we had to pay 90 USD for 2 “economy” rooms instead of 56USD we were offered on the Booking app for a big Deluxe room.
The hotel RPs also stated that if we do not like something, we can cancel the active booking at the Booking app and go find another accommodation. It was done very impolitely and with the knowledge that there are no available options to find last minute.
At the same time we had this issue, another couple of tourists had the same issue - stating that they got not the room they booked. We do not believe it is a coincidence. On Booking the hotel also provides the picture of one and same room for all the available room options. Unfortunately, we found it out too late.
ROOMS:
The rooms they provided instead of the Deluxe Family room had 1 bed, no private entrance, no TV, the window faced the indoor stairs. The whole night the stairs had lights on and the room was all bright making it impossible to sleep (the curtains are not blackout). It was also very loud, one can hear other guests in their rooms and there was some vibrating sound that even the earplugs cannot block.

The photos on booking do not reflect the reality, it was also admitted by the personnel. The rooms are much worse and the deluxe ooms are just rabbit holes.

We used this property as a "day room", as our flight was at midnight, so we didn't stay overnight.
Having two pools was great, as one had noisy kids in it (including ours!) enjoying the slide, whilst the other pool was much quieter (being tucked away in a separate part of the complex).
Our Family Room was perfect for what we needed it for.
We also had dinner in the restaurant, which was nice and reasonably priced.
A one-way airport transfer was included in our price (took approx 15-20 mins).
We encountered a few mosquitos near the pool area, so wear insect repellent.

Great location near airport, friendly staff, simple but clean room, crib provided for baby, pool with a slide was a big plus with kids. Unbeatable value. We also had dinner and breakfast at the hotel

The location was amazing. It is in a cute little neighborhood and is centrally located to a lot of Colombo's attractions. The staff was very attentive and kind.
It isn't super walkable as it is surrounded by a lot of busy streets that don't seem to be pedestrian-friendly. But this is not a fault of the hotel. There are a lot of three wheelers nearby to take you places.
