Beautiful small hotel in a very interesting neighborhood. Rooms are very spacious and clean.
Some small repairs in the bathroom are needed.

The Place is ok. Although thr rooms we booked were not the ones we got. I booked a standard room for 1 night and got a family room and my friends booked a deluxe room with Sofa, coffee corner and TV for 3 nights and got a standard room without any of those items. When they mentioned it to the owner, Mrs Claire, the next morning she basically kicked them out of the Hotel. She listed them as "no show" and cancelled their entire booking as if they never even spent 1 night there. I wonder what Booking would make of that.
The owner has 2 rescue dogs running around everywhere and barking.
The 6$ breakfast we saw people eating is a joke. But there is a great breakfast/lunch place next door "Hibiscus Lounge" with creative and great vegetarian food. Best to go there.
The Hotel is in a run down neighborhood, nothing interesting to do there.

Clare is a wonderful host, she welcomed us with a warm smile. The place is clean, and our rooms were spacious and comfortable. The swimming pool, surrounded by greenery and peaceful scenery, was a real lifesaver in the thick heat of Negombo. A great place to land, just a short ride from the airport.

The pool was nice.
It is suppose to be a luxury property. But it was run down. Towels were worn out. TV did not work. Bathroom just had a soap - no shower cap or shampoo or lotions which are normally expected from Luxury properties

Lovely pool and pool area-tropical plants and comfortable poolside chairs and tables
Within 5-10 leisure walk to a very nice section of Negombo beach
Many nice restaurants and bars (and small grocers to purchase amenities like sunscreen, water deodorant etc)) within a 10 minute walk radius

I stayed here for two nights in January & had the most comfortable stay. Claire is so warm and lovely and our room was so comfortable, I highly recommend staying here if you are in Negombo beach area.

Everyone raves about how lovely Claire is. Well… They are right. We trvelled fora bout ten hours by train to reach negombo and after a long day travelling Claire is definitely the person you want to see. We felt so welcome!
In addition tot his: the hotel is really nice. Our room was huge, had a huge and good bed with a good musquito net. We would definitely stay here again for a next visit to Sri Lanka. I think I would then go for one of the rooms on the groundfloor because the terraces there are in the shade. The pool is wonderful by the way. The beach is great but lacks shade so this is a great alternative fors ome swimming.
Claire booked a lagoon boat trip for us. Good price and (most importantly) a great experience.
Close to the hotel are some nice eateries which is very convenient.
The hotel is not right next to the beach but on the upside: it is in a nice and quiet neighbourhood because it is not right next to the beach. So this location has some great advantages as well. It all depends on what you find more important. We preferred this neighbourhood.

Claire was amazing and welcomed us with her big smile. She gave us tips and arranged transport for us. Very nice and big room for our first day in Sri Lanka.

We had a very nice stay. We stayed only one night, but we really liked it. The pool is nice and its close to the beach and restaurants! Claire is very friendly and helpful. The room is comfortable and the bed as well (just not the pillow).
