the room did not have proper windows, which meant that mosquitos could fly in easily. There was a mosquito net though and the staff gave us candles against the mosquitos which was really nice and helped a lot.

The roof might leak a little with heavy rainfall, but nothing too bad. We kept the raincovers over our backpacks just in case, but we were there during rain season and it was just a few drops here and there.

This is quite basic accommodation, there are no nets over the windows so the hut is open for cockroaches, geckos, flies etc to come in (& they did). Very difficult in April with only 1 fan as there was no breeze at all (property did provide a second after asking). There is a fly issue in the area so wherever you are eating you are swarmed with flies - this is not the property's fault but worth mentioning. Not a negative of the property but worth being aware - There is a beautiful, huge, quiet beach nearby but no cafe/bar etc there so nowhere close to take shelter from the sun, for that you would need to walk 10 minutes more. We had no idea how quiet and "out of the way" Kalpitiya or this property would be, maybe it was just because the kite surfing season had ended that it was so quiet? We left a day earlier than planned as we found it too hot and not enough to entertain the teenagers

Could have improved the Cabana conditions, it is great for the money spent, but little improvements in cabana’s can take the place to 10/10

The dinner costs 2000 LKR per Person, which is very expensive compared to the price to stay there… and even if its delicious it seems overpriced. The rooms are super small. You can‘t really store your belongings anywhere than on the ground.

very basic: The room is super tiny and does not fit two normal-sized suitcases when opened. There's no closet either.

Not as close to the beach as implied. Wifi wasn’t working when I stayed, a bummer but that happens. Not their fault.

The main road to the hotel was a bit of a downside, as it was uneven, bumpy, and had several broken patches. The ride in was quite rough. A smoother, well-maintained road would definitely enhance the overall experience and make arrivals much more comfortable.
