The host and the chief were nice. The villa and pool were good. The breakfast was good. Thanks to the owner for the gifts on the last day.
Honestly, the villa overrated. During the check-in i requested paying using Visa and the owner requested extra 3% as Credit card fee. I refused so i paid half cash and half with Credit Card without fee. We stayed for one week and the rooms never cleaned during our stay as well as the towels never changed. The towels require replacements as they are very dirty and looks aged and colors close to gray. The privacy is another concern were the chief stay with us in the villa and the owner show up almost everyday in side the villa. The location is not suitable for tourists where the villa located in local citizens neighborhood. Pests control required for ants inside the villa. The wifi was bad and most of the time we were using our phone tethering

Stunning property.. we were a group of 8 and the villa had enough space for all.. the staff at the villa was exceptional.. they went out of their way to make us feel welcomed and took care of everything so well..
On the day of checkout, the owner personally came to greet us as well.. such nice, small personal touches everywhere.. would recommend it 100% to all our friends and family..
Access road is pretty narrow.. though that also did add to the charm of the villa.. bumpy access road leading to a beautiful palatial villa..

The property is really beautiful and traditional/ homely! The best part of the stay was Aruna’s kind hospitality and incredible home cooking! He went the extra mile to decorate the house beautifully for a special occasion which we really appreciated! The completely private pool area is also really lovely
Our only comment would be to provide more mosquito repellant devices around the house, but this is a general problem in Sri Lanka and not property specific!

We loved the location and the incredible Chef Aruna. He made our stay truly special with his delicious cooking, generosity, kindness and care. He looked after us like family, went above and beyond with any request and was genuinely friendly and welcoming. His meals were some our the best we experienced on the trip.
He cooked up a feast for my husband’s birthday dinner and even got his name put on a birthday cake.
The owner of the Villa was so accommodating and kind he let us check out late as our family was visiting to celebrate with us. We also received a thoughtful gift from him.
The pool was wonderful and the rooms were comfy.

1. Host was approachable, responsive and pleasant.

1. Mosquitoes ruined our stay. Only the rooms had air-conditioning. The living ares, dining areas and outdoors were not pleasant to use because of mosquitoes. The caretaker provided mosquito repellent coils but weren't adequate and unpleasant to breathe. There's a drain with stagnant water about 20m from the block which is ideal breeding grounds for mosquitoes. The host and the neighborhood should complain to the public health safety authorities to get this resolved.
2. In the rooms window panes were made of wood, so was too dark inside even during daytime. Keeping windows open was not an option due to mosquitoes.
3. Very narrow roads with sharp bends. A car or a small SUV should be fine but access can be challenging for a larger vehicle or bus.

Excellent location within quiet neighbourhood but not far from the bustling town. Great place to stay if you want to go on excursions to national parks, whale watching or sightseeing and close to Jungle beach.
Our hosts were excellent people and Arun was there always to assist in anyway- not to mention is amazing cooking skills.

Sisikirana Villa is the best accommodation you can choose in Unawatuna! Beautiful villa with private pool, good location and a great team who helped us with everything. My and my friends spent there a wonderful time that we will definitely remember for a long time.

The villa itself was beautiful, we loved the pool area. It was super spacious and meant we could relax as a group in our own company. The staff were very helpful and obliging at all times. The owner gave us beautiful gifts on departure to have as Momentos. The location was great - we could walk to and from the main beach area but it was nice and quiet, away from the crowds of tourists
It is a bit off the main road so could be difficult to find . All beds are doubles so may not suit family groups.

Chef Arune made very tasty dishes both in the morning and in the evening. Namindu kept the house tidy and everything was always very clean and beautiful. The owner has a transport company which we used to visit different places. It was safe and comfortable to be in the house. We were often visited by monkeys, peacocks and squirrels. The pool had different depths, so it is suitable for both children and adults. The house has a generator, which had to be started a few times.

The bones of the property are good. Quiet location, clean and nice pool, but it's just a bit tired.
Room I used wasn't well covered by WiFi .
the shower takes were cracked and the mirror was coming apart. Not major failings but for a property promoting itself as a luxury villa it
created an expectation which was not realised.

A great stay! Perfect service with Aruna and Asanka. Aruna is a great chef and prepared everything what we desired for. Asanka take care for the rooms and everything around without even noticing him - like a wizard. They were always there for us but still we had our privacy.
Pool was a pleasure.
Also a nice location. A bit away from the Main Street, but still close to everything what you need.

Everything was great, our expectations were justified. Nice villa with good, clean swimming pool, comfort rooms. Photos on booking.com = reality. Picturesque surrounding area with palm trees and walking peacocks. My daughter
was delighted with an internal pool with fish and turtles. House manager Aruna and his assistant did there best to make our vacation comfortable. Free breakfasts and not expensive lanches/diners on your choice (what ever you want). Aruna, thank You for seafood grill-party ))

Such a great place to stay with your family and friends. We loved the house and had a great stay there. The house was super clean and very comfortable. The staff was super friendly and cooked for us delicious food and bought everything we asked for. Thank you so much for making our stay unforgettable !
