The location to the beach and many restaurants was great. Breakfast was huge and delicious. Owners and staff friendly and helpful. Food in restaurant is great.
Sunday and Monday is live music night and goes on till 11 pm. We had hoped to have a quiet dinner on Tuesday but music was so loud we could not even talk to each other.

What a great place to stay in Unawatuna. Check in was very smooth as they host you in the rooftop restaurant to finish registration and have a welcome drink. The staff is so kind and they are there for your every need. The restaurant offers breakfast depending on what room you book. It is worth it as the breakfast is very good. The restaurant itself is also very good as we decided to have dinner here one night as well. Very good food at fair prices. There was also live music. Room was standard. Very clean and had all the amenities you need (refrigerator, A/C, fan etc). Room was fine in size and the bed was comfy. The shower is large and gives you plenty of room to wash up after the beach. The location is great. just a short walk to many restaurants, bars, and markets. It is also only a 2-3 minutes walk from the beach. If you are visiting Unawatuna this is a great place to stay.

Very friendly Family and good location, few minutues to the beach!
I got my room much earlier and didn’t have to wait for this too long.
Nice breakfast and a welcome drink after arrival.
Also a good food in the Restaurant with live music - higly recommended and i would definetelly come back :)
Everythjng was good but bear in mind that the hotel is on the main street so it is quite laud (music etc).

The family were warm and welcoming when I arrived. They were very kind and helpful at all times. Stored my luggage after I checked out. The Sri Lankan breakfast each morning was amazing, very generous portions followed by a fresh fruit plate. Delicious!
The room was perfectly clean and the bed, super comfortable. Nice to have a kettle in the room to make tea/coffee. The family restaurant also does tasty food.

The best hotel, with the best staff and the most delicious food in the restaurant. The room is very comfortable with a very large bed. Hotel is very close to the beach. The breakfast was delicious and not only breakfast, we spent four days in Unawatuna and every day we went to the restaurant of this hotel for food, they prepare seafood deliciously and if you are lucky and you are there on a Sunday you will also hear very pleasant live music. Mr. Milinda, his wife and the restaurant staff are very friendly. Thank you very much for everything, good luck.❣️

I stayed at this property and was very satisfied. The staff is extremely welcoming and kind, always available to satisfy every need. The restaurant service is really excellent, with a plentiful and varied breakfast. The rooms are clean, spacious and well-kept, as is the bathroom. The friendliness of all the staff makes the stay even more pleasant. Highly recommended!

The room was great and in an excellent location—not far from the beach and directly on the main tourist street. The bed was comfortable, and the food at the restaurant upstairs was also fantastic.
What I didn’t like was the noise from the restaurant upstairs. We only stayed for one night, so I’m not sure if this was an exception, but there was a party going on even after the restaurant had closed. When I went to bed around midnight, it was so loud that even noise-canceling headphones didn’t completely help. However, I did manage to fall asleep, so I’m not sure how long the party continued. I would not recommend it for families with small kids.

Lack of thicker blinds: light got through quite early.
We heard the tables and chair at the top restaurant being set up early morning ( I guess it can be fixed by not dragging them on the floor)

The room was clean and the proprietor was very accommodating. Sri Lankan style, simple but tasty breakfast was a great was to start every morning.
The main door was locked a number of times during the day, which made it a bit cumbersome to enter and exit the property. I was there during the rainy reason and it wasn't pleasant to be locked out in the rain.

Our stay was very comfortable. The room and bathroom were clean. We had AC and a good mosquito net. The breakfast was good. The food at the upstairs restaurant was nice as well. Good location. You can hear the music from the nearby bar in the afternoon but it stopped early into the night and we could enjoy a very quiet night. From our little balcony, we had a view on the backyard and could enjoy the birds singing.
Thank you to the guesthouse for arranging us when we needed. Everybody was very nice and helpful

The room itself was OK, nothing spectacular, but no disappointment either.
In the case of these apartments, the value for money is worse than in other places we visited in Sri Lanka.
Additionally, we suggest the owners take a bit more care of their clients and develop a procedure for guest accommodation, including providing complete information, such as about breakfast serving times. We didn't receive information about these times on the day of arrival, and only got a reply to our message on WhatsApp and booking.com the next day.
When making the reservation, we indicated that we needed parking, which we mentioned again later on WhatsApp, but on-site, we had to show that we had requested this, and ultimately the parking spot was in a lot next door, presumably belonging to another guesthouse/restaurant, because each time we parked, we were questioned about why we were parking there. Overall, I suggest paying closer attention to messages sent on WhatsApp/booking.com, as we got the impression that our questions were left unanswered.
The guesthouse combines lodging and dining functions, and despite having a kitchen, the breakfast was unquestionably the worst we were served during our entire month-long stay in Sri Lanka.

The property was clean and it was in a very good location - short walk to the beach but also on the main st so convenient to get a tuk tuk anywhere away from Unawatuna. Run by a lovely family who also run the restaurant upstairs - which also has good food! The staff were very accomodating and helpful!

Clean room with a giant king-sized (comfortable) bed, big shower area and cute balcony. Good wifi and A/C. Nice breakfast and friendly, helpful owners and staff. Great location close to the beach.
