Had the best stay in Sri Lanka ??. The manager is so helpful, he basically planned everything for us, even where to go after Dambulla. He arranged the transportation and even took our laundry.
He wish I can give him 20/10 rating. He really exceeded our expectations.

Absolutely fantastic place to stay. You wouldn't expect it from a hotel right next to the bus station, but this place had pretty much everything: solidly designed, quiet rooms with balconies looking at greenery and letting in tons of natural light, a comfy bed, functional AC, yellow light in rooms, hot water, amenable and responsive staff, and literally the only decent breakfast I've had in a month in Sri Lanka. I wish all the people praising homestay breakfasts consisting of egg hoppers and a banana bunch would see what a real breakfast is supposed to look like - a properly tasty omelette, toast, butter, jam, a wide selection of fruits, fresh soursop juice, and a selection of coffee and tea! All this at a more than friendly price.
The manager is a truly wonderful guy, so dedicated to his work and one of the rare knowledgeable and experienced people I've spoken to in the country. He was honestly friendly and happy to chat and give advice, and he ended up driving me to the bus stand on his scooter at no charge. First time in Sri Lanka I've felt like someone's interacting with me not because they want something from me but because they have a truly good heart and want to connect. Maybe because he spent some years in India, a culture so close yet, as I've painfully realized, so far in soul from Sri Lankan mentality and behavior.
Anyway, tl;dr don't even consider any other place, this is the best value for money hotel in Dambulla, at the best location, and a place that will make you feel truly appreciated as a guest and a human, not just interested in for the money you carry in your wallet.
The only thing that could be improved is that the balcony walls are getting mouldy but that will be a big project and it's understandable they are taking time to get there. Also, there were a few ants around the room, they would even get into the bed. Big orange ones but I didn't get bitten at all so they don't seem to be aggressive.

This stay exceeded our expectations. As value for money, we didn't find anything comparable anywhere in Sri Lanka. The owner, 'Lucky' Laxmann, puts his heart and soul into his work, and he is determined that all guests have a happy time. He would even take us -- not just direct us -- to the appropriate bus stop when we went on a day-trip, and wait with us, hailing the bus and seeing is safely on board. By the end of our 3-night stay, we considered him a valued friend and a major reason that we had such a happy time in Sri Lanka. Special mention to the complimentary breakfast, which was big enough to carry us through lunch time, and thoughtfully prepared with a different fruit/juice experience each day. it's not luxury accommodation, but, for the price being asked, it is absolutely unmatched. Thinking over the seventeen days we spent in Sri Lanka, we considered the choice of staying with 'Lucky' Laxmann was one of the two best decisions we made.
I really can't think of a single negative. Well, the hot water heater has so many tubes, levers, and coloured lights on it that you might feel like you're showering with Robby the Robot. But it delivers good, instant hot water once you have found the lever that makes it work!

We stayed in deluxe double room with balcony and it was lovely. The bed was very comfortable and the overall fit out of the room was great. The manager is extremely accomodating and kind. He even walked us to the correct bus and waited until we were on. Breakfast was also really nice of fresh fruit and omelette. Would recommend this place to people staying in Dambulla!
The aircon could be colder, although with the ceiling fan on as well it was fine.

Really nice clean place. Biggest breakfast we have had in Sri Lanka. Free lift to cave temples. Lucky the owner recommend a restaurant for evening meal. I don’t believe I have ever given such a good report before.

Great time at Milano Grand. The host is extremely helpful and friendly. We were served a huge breakfast each morning with different fruits, an omelette and lots of slices of toast. All was really good. The host helped us with organising day trips and giving us information on bus times. Definitely went above and beyond our expectations. Would recommend to anyone staying in Dambulla. We really enjoyed ourselves.

Exceptional support of the room boy and the person at reception who have welcomed us at very first time.. but the person who has taken over later that moment was very average( may be the manager)..i WOULD'T say so helpfull and friendly..not pleasnt gesture as we experience with other hotels/rest houses..
I booked with somoking option- the manager said its not.alloweded to smoke in the room even i tried to expliain .moreover none of the room has smoke detectors .i was so confused as why he is so stuburn and says not allwed and for what reason....but be said none of the room allowed to smoke inside..the way he said it was bit rude and being irritated not the gesture we expect from such places..as its completly spoiled our mode..
No AC till evening..i was complaining more than 4 times..everytime maintainance comes and adjust the remote and say that it will work after sometime and wanted me to wait...then this manger person came and he says even customers who stayed prviouse day never complain about AC..then he again adajusted the remote settings and went away..same had to struggle till 7pm in the evening..then i really got irritated and called the manager to the room and i clearly i asked him do u ever feel any kind of chilness in the room as its pretty warm inside..infact we were suffering...finaly he agreed to change the room by that moment more than half a day is gone...
Very average and poor maintenance
Worst - i ever experience no phone connection/intercom facility ---never ever seen rooms without intercom(no phones) ..for each and every small thing we had get all the way down to the reception and make request- which made our stay really hard and hell...
0erall its ok- ,i would rank just 1 out of 10....but for sure ill never recomond for anyone for a stay for any reason..to be very frankly ..

We were warmly welcomed by the owner, Lucky, with a refreshing glass of papaya juice upon arrival, setting the tone for a wonderful stay. During our visit, Lucky was always just a WhatsApp message away, providing prompt assistance whenever we needed help.
When we struggled to figure out how to use the hot water, needed a hairdryer, or realized we didn’t have the right power adapter, Lucky immediately resolved all these issues with a smile. He also went the extra mile by giving us detailed instructions on how to visit Sigiriya (Lion Rock) and thoughtfully reminded us to set off early the next day to avoid long holiday queues. We even got packed Breakfast for our early trip in the morning.
The property has its own restaurant with very affordable prices, and it’s a pity we didn’t get the chance to try their food. The thoughtful hospitality and helpful guidance made our stay truly enjoyable.
A big thank you to Lucky for making our time here so seamless and memorable.
The owner is putting great effort into running the hotel, and for a 1-star standard, they are doing an excellent job.

Staff was very helpful, the guy from reception he helped us with everything. In this way they have 5 star from us. Breakfast was also amazing, eggs and fruits and toust.
In our room, there was mold, and the entire space was extremely humid. I understand that it is still the rainy season and humidity is prevalent everywhere, but this situation was unbearable. Breathing overnight was quite difficult for us.

I liked the location. The manager was very friendly and helpful. He organized a safari for me and helped me with the transport to the next destination. The breakfast was very good. The room and bathroom were clean and spacious. The A/C worked fine.
It was recommended not to open the door to the balcony because of
possibility of the mosquitos entering the room.
