Beautiful hotel with wonderful staff. Everyone was helpful and kind. Lake views are phenomenal. Facilities are well-equipped and we enjoyed the pools/amenities.
Food in buffet could be slightly improved and beds more comfortable for such a nice hotel.

Hotel is in a great location, Room is decent and that is all there is to this hotel. If quality is not a concern, Buffett dining has like over 300 options..
Water leaks in the bathroom even from the upper floor and this is rated a 5-star hotel! Dining area is unbelievably noisy and dirty for a $450/night hotel. The dining area is basically ignored by management as they are busy minting money as there are fewer other options in the area for a decent stay.

Since it is located in the nature, need to consider there is a short offshore drive to reach to the hotel but it worths the inconvenience.

The property is iconic and we were looking forward to our stay there. Designed by the architect Geoffrey Bawa’s, it seems to be carved from a rock, and immersed in a forest. Our balcony in our basement room opened to a verdant green and birdsong, and the glass shower made it seem we were bathing in nature. The two pools looked very inviting, with great views of the lake and distant mountains. On a clear day you can see Sigiria Rock Fort from the property.
We had dinner and breakfast at the hotel and the food was outstanding, especially the shrimp and the curries. The hopper station was excellent! Manager Shanta was helpful and the staff in the dining room very attentive.
The check in process was long, the room did not match the picture on Booking.com perhaps because we checked in during the evening and there was no outside light. The bar did not have some of the liquors needed for some of the cocktails we had wanted. The property is expensive during high season, though it was sold out for the night we stayed.

Absolutely gorgeous. Very relaxing.
Our room was lovely and very comfortable. The pools were magnificent. Breakfast buffet was tasty and fun with more options than I've ever seen. We used the spa and it was very nice and good value.
Nothing major - but we reallly wanted to do a bird tour we went to the tour desk many times, called, asked front desk but not once were we able to connect with the right person to make that happen

Beautiful property that is at one with nature. Loved the infinity pool and the work out area. Buffet was a nice spread, and we loved the musicians in the lobby.
Everything was on the pricier side. Which is to be expected, but still sticker shock haha. Also - they need to fix their method to book high tea. I had read on a previous review that people were denied the high tea for not booking ahead, and the were very upset. So we emailed the property twice before arrival and had our tour guide call in the morning for a 3:30pm tea. We arrived at the hotel at 3pm from the airport, and they told us that the tea was not ordered in advance - they only accepted in person reservations 3 hours in advance. Not once was that mentioned to us when we contacted them, so that was very disappointing.

Beautiful pool and the hotel itself is a unique and stunning. The hotel itself needs mild upgrades to keep its wonderful architecture in good condition.
We were downgraded the night before arrival because the suite we paid for was “not available,” and asked to move rooms again the next day. The “special dinner” offered as compensation was just a $10 buffet, and the hotel initially refused to refund the 100 USD difference in room rate. The room we were initially downgraded to had a large leak and we had to be moved a second time the first evening.
The first refund took multiple conversations and was not correctly applied at checkout, and we still have not received the additional refund (only offered an addition $10 refund in room rate) owed after being moved again due to a large ceiling leak. Management has now stopped responding.
The property itself feels very worn, with tired fixtures and plumbing issues. Service ranged from kind to very uncomfortable, including a staff member who would not leave our room until we tipped him. Overall, I would not stay here again despite the fact that some staff and kind and wonderful and the architecture is lovely.

The overall view, food selection at the buffet was over whelming both dinner and breakfast. The hotel tour and the Geoffrey Bowa story and tour of the hotel is an event that should not be missed, 5pm each day starting at the main reception.
Rooms need a bit of updating, particularly the bathroom, rain shower only, had to walk around the shower door to enter the shower, hinged on the wrong side!!

The team were very friendly and assisted us with all our needs, the food was good and we ate all meals there. The property is a little tired however it did not take away from an enjoyable stay. Our room was quite large and we enjoyed watching the monkeys out the window, definatley keep your door closed as they are very cheeky Monkeys!
The only thing i could fault was the fact that there is nothing else around if you wanted to head out for a walk, we went for a stop and flop so we enjoyed it however if your the type to get out for your walks there isnt much there. we stayed 2 nights and that was ample. I probably wouldnt stay any longer !

Heritance Kandalama is a truly exceptional property, seamlessly woven into its natural surroundings with breathtaking views of the lake and forest. The Bawa architecture is striking and thoughtfully designed, creating a serene and enchanting atmosphere throughout. Our room was both comfortable and impeccably maintained, and the pools and shared spaces were nothing short of spectacular.
Each evening offered a magical experience as the sun set over the lake—a view that’s hard to forget. Lucky enough to see three elephants walk past the property for an evening stroll to the lake.
The staff—from reception to room service and wait staff—were outstanding: warm, attentive, and genuinely kind. Their hospitality made us feel truly cared for. And of course, the cheeky monkey visitors added a playful touch to the experience, working hard to keep us entertained!
All in all, it was a peaceful and unforgettable stay. I’d wholeheartedly recommend it to anyone seeking tranquillity, nature, and a touch of luxury in a uniquely beautiful setting.
