Our family stayed at the resort last night and had a wonderful experience. The rooms were clean and comfortable, the staff was friendly and attentive, and the amenities were excellent. it was a relaxing and enjoyable stay, and we highly recommend this resort for families.

Located within walking distance from the cave temple. Room & bathroom clean. Quiet during the night. Wifi ok. Can't comment on their food as did not eat there. Can't comment on transport either, did not partake in tours, did not get offered a lift from/to bus station as mentioned in other reviews (but I believe this is an extra charge and not a goodwill gesture). Breakfast and air-con are extra charges, and a 10% SERVICE FEE is added to the final bill.
Drinking water is extra cost, 180 rupees per bottle, which was not made clear to us. When we arrived, we were offered water to drink. Later I asked the young female staff member if I can have more water and she directs me to the fridge and tells me I can take the bottled water from there whenever I want. I DID NOT SPECIFICALLY REQUEST BOTTLED WATER. I ASKED FOR "WATER". There is no signage at all that there is a 180 rupee charge per bottle and the staff member did not tell me that there is a charge. As other guesthouses in Sri Lanka have not charged me for water, I did not think to ask about extra charges. At check-out, I was asked how many bottles of water I had taken. Well, I did not know there is a charge so I did not keep count of the bottles. So the staff made up a number they believed to be correct, but there was no way of verifying, the bottles had been thrown away by then. I said they should have informed me at the start and there should be a sign/label to make it clear about the additional charge but that feedback did not seem to be taken seriously. Unhappy about this deception and do not recommend staying at this accommodation. UNDERSTANDABLE THERE IS A CHARGE FOR BOTTLED WATER, THIS SHOULD BE MADE ABSOLUTELY CLEAR UPFRONT. GUESTS ARE NOT MIND READERS.

The host family is really nice, the son who I think is in charge of operations was really helpful in bringing me to the bus at 4am and picking me up by tuktuk other times when I was stranded without Uber. The room was very clean and spacious.

Some rooms have a fan and others also aircro, without aircro sleeping didn't go as wish but this was resolve the second day - night by switching room. :)

That was a very pleasant stay, yet the room was very small for 3 people. Beds were big and very comfortable, but not too much space around. Great that they have mosquito nets. Hot and cold water worked good. The host was very helpful and nice. He even picked us up from the bus station. The place is in walkable distance to bus station or Caves, yet, what we missed a bit, there is no place outside (e.g. garden) to spend some time and take a rest.

The property exceeded our expectations! It was spacious and clean with all amenities we required. The host, Dileep and his family were exceptionally accommodating and very friendly making us feel very at home. They also provided an exceptional breakfast and evening meal for us (at a small added cost) and were on hand to assist with any queries we had about our stay including taking us on a sunrise hike and also to Sigiriya itself. The property is located just a short walk away from Dambulla town and close to the Golden and Cave temples. We will definitely be returning to Dambulla again and staying at this property. Highly, highly recommend
that we couldn't stay longer!

I stayed 3 nights and it was just soooo nice. The room was quiet, very clean and cozy. The hosts are just amazing. They helped me out in each and every situation. Whenever I had a question I could contact them to any time. They also offers several tours around Dambulla for a reasonable price. I would definitely come back.
The Property is a bit far from the centre which didnt bother me much as I like to walk.

The most welcoming home stay so far in Sri Lanka. Dileep was attentive and always available. He is also available to take you to Sigiriya, Pidurangala and other local attractions for an extra fee. The room was clean and dinner was yummy! I read a few unhappy reviews about lack of air conditioning. The rooms with fans were very comfortable and there are Air conditioned rooms available to book should you wish!! Highly recommend this spot for one or two nights.
