The property is about 50m from beach. One can enjoy the view of the Indian Ocean from the rooftop while enjoying food. There's a train track running close and is a source of entertainment. Every time a train passes, we were running to the balcony like kids.
Breakfast is not included. All meals have to be paid, which is fine. The Chef Madhu is a good cook. He customised the menu for our Indian taste.
The owner Mrs. Stephanie is very cordial, always smiling, and is a professional. She works personally and supervised most of the works.
It was our last place of stay in Sri Lanka, and we rested a lot. Made a couple of visits to the beach and the city. The city is located about 15 km. Tuk Tuks and Cars are available and we used Uber.
The floor of room 2 and 3 are made of very old tiles.

The receptionist was exceptionally understanding and accommodating. I stayed here on the st Valentine's night before my flight and the receptionist warned me that the hotel was fully booked and might be loud due to the celebration, but i didn't hear anything and had a great sleep before my departure

Great location with a few steps over the railway track to the beach, The small balcony offered a good view of the sea.
Not sure why it's a 'deluxe' room..? No TV , no tea making facilities , lights above the bed and on the balcony didn't work.

The Mount Bay Guesthouse became our second home! We stayed there twice during our stay in Sri Lanka - 2 minutes away from the beach. At our arrival the owners Steph and Sam welcomed us with open hearts and hospitality at its best!
The rooms are very clean, the service is excellent and in the guesthouse has also a nice restaurant with the best and friendliest chef. Sam is also doing his own chili sauce, so spice lovers can just ask for a little extra spice for breakfast, lunch or dinner. The new menu is excellent, good portioned and the food tastes like heaven. I can really recommend the whole fish - super fresh and spicy! The whole staff was super nice and helped us with anything from transfers or recommendations for things to do!
We became instant friends and discovered so many things in common. They even took us to the pool at the Mount Lavinia Hotel and introduced us to their friends. We had an incredibly good time and laughed a lot.
That‘s why they invited us for their NYE party at the rooftop of the guesthouse (free entry), which has an excellent view on the beach. Amazing people, tasty food, good music and a nice view on the fireworks - what a blast!
Thank you, dear Sam and Steph! You and your guesthouse have touched our hearts! Keep this spirit up and hope to see you soon! This was definitely not our last visit!

Very nice staff, clean , simple guest house with a great roof top terrace with a view of lavinia beach.
Its a 1min walk across the train line to the beach, the beach has some rubbish but u are on the cleaner side.
Its set in a local area with a variety of restaurants on the beach/main road.
A good choice for a night or two travelling through Colombo.
Sooo.. these are the things that some people might not like.
- the train noise, the line runs along the hotel, the line runs all the way down the coast , so if you want to be close to the beach you will hear trains.(we actually loved watching the trains go by).
- the water pump on the roof will refill when ever anyone uses water, this was noisy in our room , we fixed the problem at night by using earplugs.
- the WiFi was poor.
-The beer and beverages weren't cold.(fridge needs turning up/replacing?)

It's just a small hotel, but clean and lovely hotel. it feels very comfortable and cool. The facilities are very convenient. They have everything you need, and the hotel is also near the beach. This gives me a comfortable and satisfying experience when I stay there for 3 days and food also delicious.

We had a great stay at MountBaylk! The rooms are recently renovated & really clean. The bathroom was also fantastic.
The food is some of the best we have had in Sri Lanka thus far. Steph & Sam provided so many great recommendations of places & sites to visit across the country. The hotel is well situated just behind the beach, with amazing views (particularly at sunset) from the rooftop.
Thanks Sam & Steph - would 100% recommend to anyone visiting Colombo, and would definitely stay again.

The rooms were clean, cozy, and well maintained, offering everything I needed for a comfortable stay! The location is unbeatable, right on the first line, close to the beach bars and within easy reach of everything you might need. All of this came at very fair price, which made it even better. ❤️
